Any experience managing a portfolio of residential properties.' I7 g# |# g: q5 M+ _
A comprehensive working knowledge of the Alberta Residential Tenancies Act.! [2 D9 L5 w: O. a8 w- q

Marketing

Financial

Oversight of day-to-day operating expenditures for the properties.
" [- j2 _( p6 J, n+ x+ JCollection of rents and arrears, including initiating legal action when required.
% V; z g3 J6 HMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.& T4 j* v# y& Y/ b9 T6 F1 X

Maintenance% F( W, H6 c8 ]" j6 q
Preparation of appropriate preventive maintenance plans for assigned properties.$ _* M7 Q4 C" s8 ?0 y
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
! F5 w. R; N. s2 bEnsuring all properties are in compliance with local building and safety codes.
+ b4 z+ P, j* R; {& LSourcing appropriate third-party vendors to provide services to the property as required.
. X0 m7 w+ P) o4 u, ]+ a* x5 gConduct regular inspections of the properties to ensure first-class operations are maintained.& Q c9 I [( P5 W( `: c. G
Plan and recommend capital improvements that may be required.
