We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.) i$ q4 V0 W/ \6 C# I2 c

Required:
6 c& Y) [) u- G, p) rAt least 1-year customer service working experience in Canada: `) y" A" I2 w' U8 I3 A) l
Class 5 drivers’ license
% M2 D& Q |& p* @6 E
& R* y* d1 L3 @Preferred
3 E' \. H! {) @) oAny experience managing a portfolio of residential properties.' K, W [8 ]$ \, e7 l! Y
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Preparation of thorough monthly reports.

Collection of rents and arrears, including initiating legal action when required.
7 K1 n, z* t9 E0 O, [0 |Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.& Z! S2 j& A% ^* U: u) [
& H3 R( k: ?, V0 U# k5 RMaintenance
3 {/ R& a4 E) p/ m S# B9 JPreparation of appropriate preventive maintenance plans for assigned properties.
$ f# N; H4 R( n$ p. n( \9 vMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
% x0 R1 O2 b6 x3 t. _* B& ^Ensuring all properties are in compliance with local building and safety codes.! A; x/ I! I% L/ G/ h: k* ]3 I6 S
Sourcing appropriate third-party vendors to provide services to the property as required.3 D/ H- f4 Z# L2 F
Conduct regular inspections of the properties to ensure first-class operations are maintained.1 _& m5 X1 u! u2 g5 d9 Z$ `, K
Plan and recommend capital improvements that may be required./ {( |3 P4 V7 L. F0 j6 e. R: W
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.( s3 X4 i8 h8 h. ~+ Y* }4 ]
