Class 5 drivers’ license

Any experience managing a portfolio of residential properties.
% A) E, w- N8 r& \+ [! qA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.* P: I: d' G8 `* v1 K6 t
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

. X0 a& {+ R# v5 }Preparation of appropriate preventive maintenance plans for assigned properties.
; s2 I+ e9 y+ S" K4 u' ]: mMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 w0 @0 V3 Y, x$ I1 }Ensuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.- ]4 p1 q; I: U1 U

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
