Resident Manager Job

We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. Required:
* M$ V6 i$ f- w* v2 WAt least 1-year customer service working experience in Canada
/ }. e# w& ^0 F% y# x' Q# rClass 5 drivers’ license
& x1 P+ B4 U& C3 N: Z
; y4 o* r* I" kPreferred
  Z( B- u3 _* B, t/ i1 E! ?Any experience managing a portfolio of residential properties.; ~( o  I- r$ d- u9 Q
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.
/ y5 a1 k4 m9 T. z4 UOversight of day-to-day operating expenditures for the properties.
1 I/ O/ F( @( U  t8 ~- n: H+ |* t5 jCollection of rents and arrears, including initiating legal action when required.
6 T3 o. F: G% d' w+ W# y/ Y! CMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance/ |: T. D" i4 |
Preparation of appropriate preventive maintenance plans for assigned properties.$ T2 [& d; {) H: F
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
8 y5 m4 i2 M9 G0 @! f3 @Ensuring all properties are in compliance with local building and safety codes.& q, ^& X9 f( O3 s. g0 b7 ~
Sourcing appropriate third-party vendors to provide services to the property as required.
' z1 G) A3 a3 B4 h$ P5 WConduct regular inspections of the properties to ensure first-class operations are maintained.
6 p# R- G7 t- l$ S& cPlan and recommend capital improvements that may be required.
$ O# t9 ~) _& l  v2 |" qEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% v. b) o1 J6 ~( _5 ?, r5 n$ N
