As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.6 H* I: z N; E1 L2 H
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Financial

Oversight of day-to-day operating expenditures for the properties.
( f& f% h. M" O+ aCollection of rents and arrears, including initiating legal action when required.5 u' o7 `- o+ k7 Y4 Q
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.) P; u4 L$ X- m0 P

Preparation of appropriate preventive maintenance plans for assigned properties.
9 u( J! e% M% J/ j. C2 [Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
% y- S6 ^* U9 V( qEnsuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.: [" ]- e" Q# e5 ^3 J1 W7 p) {
Plan and recommend capital improvements that may be required.
' F3 i+ X. i" E, W8 JEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
