We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.6 N+ n$ A3 C+ m
Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

: K# e; m: n @' IPreparation of appropriate preventive maintenance plans for assigned properties.

* ^) S! ?2 x& f6 V! ~4 h0 U7 N9 @Ensuring all properties are in compliance with local building and safety codes.
0 w3 g: C. Q& q' ~8 M! H( ?Sourcing appropriate third-party vendors to provide services to the property as required.
! `; q. `* S6 {# cConduct regular inspections of the properties to ensure first-class operations are maintained.

. U2 W0 a0 s" ^# WEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
