We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.! V& t. r x( n
Open house showings

Oversight of day-to-day operating expenditures for the properties.
' G3 @$ b: w! a! vCollection of rents and arrears, including initiating legal action when required.
8 Q6 C5 t, x# o% jMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

; Z4 G+ O h& I3 C: APreparation of appropriate preventive maintenance plans for assigned properties.
; j* I" J( g. a$ m. |Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
8 b @7 F, V7 A, YEnsuring all properties are in compliance with local building and safety codes.
2 e+ _7 E) p; k, a" o n* {& dSourcing appropriate third-party vendors to provide services to the property as required.

Plan and recommend capital improvements that may be required.
3 c" z& o5 e4 b1 f2 M) t+ r8 EEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
