As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.5 \4 i, Z" E' T) N
Oversight of day-to-day operating expenditures for the properties.) W( v$ a. B3 `* W
Collection of rents and arrears, including initiating legal action when required.3 k: t$ m6 M# @( G, D5 r! C
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.) b* M- x0 a$ d" P# x4 E1 C
Maintenance
) A6 v1 t. E0 c4 C5 C5 X
+ n. @2 ~3 u" e& g4 OPreparation of appropriate preventive maintenance plans for assigned properties.
3 K6 T' K' R8 I" R! \, i: dMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.5 }: ?! d: `' e2 x. D' z
Ensuring all properties are in compliance with local building and safety codes.* W, D# [& ~) A3 e' w5 ~* |- `
Sourcing appropriate third-party vendors to provide services to the property as required.
8 v) g* P- V- i+ ]9 k6 UConduct regular inspections of the properties to ensure first-class operations are maintained.( Q, I5 C* o% f  M8 a* t8 P+ ?
Plan and recommend capital improvements that may be required." f4 L1 q& u  H$ B; e1 ]
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.+ \4 X' m' L2 ]+ P' V
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.+ D0 D3 B: [  |8 m3 H
