We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.. \! Review and approval of monthly financial statements, rent rolls, and revenue reports.
2 v% j* N/ [! m) [5 V& yOversight of day-to-day operating expenditures for the properties." F6 @5 J" K  @5 M$ H
Collection of rents and arrears, including initiating legal action when required.
6 h8 {* F' H8 q4 d$ R5 aMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

+ }1 F! g7 H: r1 s8 L& y) O! dPreparation of appropriate preventive maintenance plans for assigned properties.& P/ c0 ~( N6 W  N) U
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
! o& x5 W$ H7 j7 o6 v& {; m5 T6 ^) HEnsuring all properties are in compliance with local building and safety codes.
  z' _8 A5 ?& o  S' |& y! S  l8 ]Sourcing appropriate third-party vendors to provide services to the property as required.$ m1 \/ A0 @5 Z( x6 |
Conduct regular inspections of the properties to ensure first-class operations are maintained.
# A2 j2 e: a) d  M5 NPlan and recommend capital improvements that may be required.% Y7 r% p- s, P) K  |. p9 M: T
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
