As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

Any experience managing a portfolio of residential properties.
- b. m7 O( k: f' B8 f; \1 {A comprehensive working knowledge of the Alberta Residential Tenancies Act.
General

- l4 w. M9 Y% `+ m- B8 P2 F" cSupervision of contract service providers.
% d' t# I; r% h( C% U1 @; b4 \. dPreparation of thorough monthly reports.
; x4 d4 T1 }4 @Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

Financial

Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
# C' C4 Y1 u8 s3 VMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
Maintenance

3 {5 E8 s4 |% tPreparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( Y/ o3 A6 _( G! pEnsuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
2 \! {* s+ \4 @9 C* `- L3 YEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
