As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada

+ _! A/ x, t2 [. C  SAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.
General

/ F2 E. y5 @. w' z4 _% u/ |Supervision of contract service providers.
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Financial

  m. _8 K8 z) p/ \4 ?% M) ^Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
) K9 m) X9 \! g0 Y, l3 ZMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
Maintenance

3 K  [  }) t2 v' n8 o- D9 g) ]Preparation of appropriate preventive maintenance plans for assigned properties.
/ q9 e. o' K+ N$ I' ^  jMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- e$ s# M) O: y  nEnsuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
$ p! z  U$ b% m3 r7 xEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
