As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         Class 5 drivers’ license

A comprehensive working knowledge of the Alberta Residential Tenancies Act.7 v2 `, l) B2 U* d( |9 {% t

Preparation of thorough monthly reports.2 c  k5 M6 @! O$ ~" n. r
Rent payment follow up
" J; w: @$ a: sMaintaining regular, clear, and appropriate communication with tenants.
! |% l8 l8 e6 X4 Y4 K: L1 s4 F& _Open house showings
* j3 D7 l* O* r& XDrive to sites5 i& c) k3 M8 H; n" j6 ?
Financial- Q: ?+ J* H; [/ s' t% D  ^

Review and approval of monthly financial statements, rent rolls, and revenue reports.
& |9 I3 j0 v! L  m# |- EOversight of day-to-day operating expenditures for the properties.7 J3 Y) S" U7 X: O% N
Collection of rents and arrears, including initiating legal action when required.* ^6 u/ k2 j1 f' y
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
0 t1 H$ @, Q8 J" k# OMaintenance6 x- r1 O/ K0 V% P7 d

Preparation of appropriate preventive maintenance plans for assigned properties.$ x$ K" V% }: u" |
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
! Z  @' s4 {/ E. c( I& tEnsuring all properties are in compliance with local building and safety codes.
3 S: R2 X2 V3 n9 ~' tSourcing appropriate third-party vendors to provide services to the property as required.3 K: `, ]- [( L+ {
Conduct regular inspections of the properties to ensure first-class operations are maintained.% x, V# i$ F! ^* U- V; g) z" v
Plan and recommend capital improvements that may be required.
) q. Z1 }9 Z9 Z$ y- W- l+ ~Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
: r) V" w( `3 x" @The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
