As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

' v5 e% r, P* k( r' b+ B·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Financial

; F( T6 X5 z& sReview and approval of monthly financial statements, rent rolls, and revenue reports./ H3 S% y2 b+ N
Oversight of day-to-day operating expenditures for the properties.3 f4 B% z6 m* h* a6 Q2 C
Collection of rents and arrears, including initiating legal action when required.
4 N% E& C$ x. P& mMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.5 u. W0 o$ b) t5 O7 w. z9 V
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
' |4 ~: X1 C) y& Z: X4 NEnsuring all properties are in compliance with local building and safety codes.
' r6 _. l' R, L. DSourcing appropriate third-party vendors to provide services to the property as required.
% w' c; `6 }, D" {0 a, m9 l; zConduct regular inspections of the properties to ensure first-class operations are maintained.
$ c: Q! o. p9 W4 A' \7 z  APlan and recommend capital improvements that may be required.
9 R. j7 @; j$ Y% I0 Y9 U4 ^( JEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur." C( V" T3 ]6 C& O* M5 U
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
