I have been looking into Windermere., L* ?, N- q3 a! q% ]1 ~) l3 [
My personal opinion, Ambleside South is the worst of all Windermere sub-area., @5 `: `- F3 Z* P, I9 ]' F- k
6 w& \% X( c! s/ D6 \. {8 PAs you said, traffic is an issue, you can only take either Ellerslie Road or 170 St.( `2 ~7 a" h6 P, Z' X5 m) t% g
Just Ellerslie is serving many sub-areas, Glenridding, Graydon Hill, Kerwick, Ambleside South.
, t+ t* a/ d' o4 k# _The City just did some upgrade to the road, and I am not sure if there is plan to expand into two lanes.$ L( e; J1 G5 }: N. T1 ^
, @( C0 }% s5 O! N/ {/ z. j3 `Some people already mentioned here, AS is very crowded.

That area is full of duplex and rear lane houses, 100% sure parking will be an issue.
