你从哪看出来“being a lot of cheaper”? . g& e- B, k w) x8 r, ?意淫出来的?
排除个别案例,一般法拍屋的叫价比正常的市场评估价格低5%~10%。成交价比这个叫价低5%~15%。 ; f3 e; H7 t M6 k& L1 V A今年帮TD卖了一个法拍屋,叫价比市场评估价低5%,售出价格比叫价低5%。1 D2 J3 R/ y1 t* X! o
带客户买了2个法拍屋,一个是全新的,叫价比当时新房签约价低10%,成交价比叫价低5%。# q7 ^$ [3 o L% A- C
另一个是个老房子,但室内做了装修,叫价比市场评估价低10%,成交价比叫价低22%。 9 u9 z3 r m, C' }% q买这种法拍的风险在于房屋结构,室内装修和各种电器方面的风险。如对这些方面较熟悉,那风险就很小了。
