First, ask him to provide you copies of his pay checks for the last three months, or SIN to check on his credit score, or employment letter, or three reference.

If he passed the first one, collect deposit for pets, because pets can do a lot of damages.

Take photos of your property, just in case he did damage to it but deny any of his actions.

Have both him and his parents sign lease contract and make sure you have a witness to validify this contract.

I haven't owned a pet before so I really don't know what are the downsides to rent my house to someone who does.

you'd better find someone who does not have dogs. if his dogs hurt your neighbours. you may need to take responsibility for the injury. because you are suppose to kick him out if he dose not control his dogs properly.

if his dogs barking to your neighbours and scary them. they can also sue you instead of your tenants. because you are the owner of the house. you are suppose to kick them out. if they refuse to move out. here comes trouble!

I visite some houses last year and I found that if the owner does not clean their dog or cat very offen. The smell is very strong and hard to get rid of it, so I will not buy a house if there is animal smell.

既然大家都说了很多，我只能从房屋保险方面说一下了：

1 t7 U' x. F$ O4 ~' {如果你不住在这个房子里面，你应该跟你的保险公司讲，在coverage方面做相应的调整，告诉他们你是要把房子整个出租。
2，因为你的租客要养狗，那你一定要他买tenant insurance，只有这样，liability的方面才有保障（比方说他的狗咬人了，等等）。

) J' s/ j6 e3 ~1 A我的观点：最好不要租给这样的人，因为宠物回弄得房子有味道，特别是家里有地毯的，狗毛和味道很难消除。
