Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 46 in Block 3  $207900 (Back yard facing future school zone)/ q4 \- _: G/ g
Lot 44 in Block 5  $198500

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

/ i! c* U! S4 v* g/ @  L1 iIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.4 L* L& B! H; p2 k6 H. f: S) v: u2 K

) D; n/ a7 B2 d44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

lot 34对于我来说是最好的啦,虽然钥匙圈是宁静

以性价比来说,Lot 44 in Block 5 合算一些。! K. E* y2 I8 X$ W3 c& W1 @, P
lot 44 基本价= 40/2 = 20 万,很接近要价。. X8 @& E" H0 }2 z. E6 S3 ]
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:* c3 E* ~* r& R/ x% \
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。

46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
