Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

5 o+ Q7 N; P+ u4 P6 X/ FIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.9 @$ Z6 q; y' F6 \0 ]2 \2 }

44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

lot 44 基本价= 40/2 = 20 万,很接近要价。! n  i; p" n. P2 F+ `: A9 O
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:' m) S) c% Z* L
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。
大型搬家

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。

: E) k4 k  ]# Y4 G- ^46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:) }( I1 M# T2 H

那只是某指定进深的宽度。
; B8 T  @6 c  V3 I5 Y4 ?, E  }* r0 d/ J6 Y. M
房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!+ k" Y( S9 X0 c
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
7 P# O6 r4 A" i1 A2 f还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
