Alberta leads national drop in home prices

TORONTO -- Falling Alberta home prices dragged down the Canadian housing market, which recorded its second consecutive monthly decline in July, the Canadian Real Estate Association said on Thursday.

CREA said the average sale price in Canada's major markets was down 3.6% in July from a year ago to $327,020. That drop came after a 0.4% year over year decline in June.

Benjamin Tal, a, senior economist with CIBC World Markets, predicts prices will continue to fall across the country with Alberta leading the way.

- }6 a: \' ?# m8 K' @$ m"You had a year over year 60% price increase, it got a bit ahead of itself [in Alberta] and now it is correcting," said Mr. Tal.. z! ^& O3 B. x! T4 x# Y

( a1 H  G. x* h' H. n' EIn Calgary, the average house home sold in July dipped to $402,788, a 7.8% decline from a year earlier. Sales in Alberta's largest city also fell 13.1% from a year ago. In Edmonton, the average prices dropped 5.3% from a year ago to $335,100.

The situation has left brokers like Ken Shearer, of Edmonton-based Royal LePage Noralta, trying to explain the market to upset customers. "People who bought in the last 12 to 15 months are angry. I'm telling them we have an oversupply of listings inventory, the largest in history.* K; Q0 p% w1 I9 w

: c" b) d+ b5 y  VReal estate author and investor Don Campbell said part of the problem is the market just can't compare to the boom in 2007, which saw record sales and prices.. c3 @/ [+ p+ o7 A5 T

The bad news is adding up in the housing sector. Canada Mortgage and Housing Corp. said Tuesday the new home construction was down 13.6% in July from a month earlier, reaching its lowest level in almost a year. Statistics Canada also said new home prices grew by only 3.5% in June from a year earlier. It the slowest rate of the growth since March, 2002.

Y. _: T  {"Canada's housing market is running into some seriously foul weather amid the weakest affordability in nearly two decades," said Doug Porter, deputy chief economist with BMO Capital Markets. "Given the steep run-up in new listings, double-digit sales declines and the sharp drop in consumer sentiment, price declines may become a more common feature across the country in the months ahead. These latest figures simply pound home that point. While we still doubt that Canada will stage an instant replay of the trauma in U.S. markets, even a mild version would be bad news."$ }7 P4 J) X0 J' M0 Q* ]/ l

The latest data shows July sales in the major markets were off 10.9% from a year ago while the supply of new listings was up 11.9% from a year ago.  n3 U, t# B0 G- W" }, W
% e: H# `- F  K: ~* B
"The combination of a larger inventory of homes for sale and fewer homes sales means less upward pressure on home prices in many markets," says Calvin Lindberg, president of the Association. ‘The challenge for many sellers is determining the right price for today's market conditions. There is no doubt the Canadian real estate market is pulling back from record sales and price increase levels of 2007."

There were few exceptions to the trend. Greater Vancouver sales continued to drop with the number of units changing hands in July 2,215 a 44.6% drop from a year ago. New Listings jumped 23.9% in July from a year ago. The result was Vancouver home prices actually fell 1% in July from a year earlier, though it is still the most expensive market in the country with an average price of $575,256.

1 }( W% Z. h7 L% d7 ZToronto did not fair much better. Sales in the country's largest city fell 11.1% from a year ago while new listings jumped 17.8% last month from July, 2007. Prices in Toronto rose a meagre 1.5% to an average of $371,410.
