最近很郁闷

想买房,可房价一个劲地掉啊,郁闷,买了能保值么?

房价涨了,买不起房;房价跌了,不敢买房。。。。。。。。。

I am suprised that I cannot find a decent unit from start of June.0 O+ O+ _7 `% Y; f4 u" m
I bought my last condo in May. I thought the market is going down, and try to snap another one this summer.4 O/ O- m, b1 A. g! i0 k. N: ]; t
However, none of them can compare to my last one. I made three offers in comfee. I offered them $10,000 less than they ask for.
9 Q9 [7 V. t/ j- v2 D2 w& K2 h3 R' KWell, they don't even give me a counter offer. Just decline right away.! C; w1 [1 w5 u! }
Can anyone, give me some info? I like concrete condo, 2,3 bedrooms, price around $250---350,000.' j- K) }+ v1 Z/ p* @4 f

1元1元地往上加, 直到他们晕了, 协议就会达成.

I read the statistics data from MLS, it said that 60% deal accept less in last month. And average closing price is around $10,000 less than the list price.
! b! b1 W$ T2 s1 P5 l, L5 u% cWell, looks like those owners sell in comfree, are not that desperate as I thought. Maybe I should try MLS again. By the way, all my properties are bought from MLS.
. ~" T: k( ~* w& DAs a buyer, I guess choosing MLS would be better off. The seller's agent can do a good job to persuade seller to accept a lower offer. (don't hit me with brick, I am not from MLS)( T$ k4 d2 t3 Z. X& |9 |
I have to add one more, there are really not many good units in current market.

以前听一个中国经纪说过,有些国人,看个房子,看半年,半年间房子不知涨多少了,终于下定决心要买了,看房子降了一点,还是不会买
' W6 }3 y1 q3 |3 ~& j0 t" z& W* J4 ]这种人就算等房子降到10块钱,他还会考虑会不会还降到1块,还会观望.  y4 I" Q; A" @2 }3 B% w
) s/ ~& U0 r1 L, L
头发白了还继续等着房子.

Wyour price range is well enough for a 2-bed concrete building or some 3-bed. whether you can knock 10000 or 100000 off from their list price it is very subjective to the seller. if that is a great condo unit and priced right on the market, if i am the seller, i won't even deduct more than a $1000.   there is a minor decline (or i should say an adjustment) on the price, but this is just for some of the expensive houses, so on average it looks like going down for few % as a whole.
