咱们探讨一下也挺有意思,* |! U) W% ^  O( Y3 s* E
1、这个房子是1619.97 sqft bi-level,而你比较的是1800尺2 story,现在的新房相信主层一般小于900尺,面积主要在楼上的bolus room,所以所谓1800尺其实是挺小的。/ k) x: I* }  O. A
2、bilevel地下室高窗,没有地下室的憋屈感觉,完全可以利用,而1800尺的地下室没有窗子,面积不会超过900尺,只可以做储藏室。
7 G3 `$ }0 p$ j$ E3、另外这个小区在西边属于不错的区,新房也远没有你说的riverbend那么处处林立,像个新房工厂,感觉不是很好。那个区的好房子,好地段都不是50万可以考虑的。不知你同意否。
& p0 ~8 H, U+ n1 V- [* h  t4、我自己住在西边Donsdale,所以对西区比较有感情,感觉西南的riverbend,ruthford等地开发的比较过度,太多新房,环境已经远没有几年前那么好了。lot狭小,而且大部分中国人都挤在那里。几年后就可以看出不同,前院,后院光秃秃,不舍得投资美化。
/ t  E7 f6 L& R  ^$ Q' ?  y5 `) c/ P5、另外新房就一定好吗?两三年内生活像在工地上,啥设施也没有,最近一两年建了那么多新房,不见得比我们10年内的房子那么质量好吧?没有研究,瞎想的。" `! Q; b: A& }/ r9 w0 o( ]
6、对bilevel没有研究,为什么要-30k呢?说说理由,我还想换bilevel呢。

They are perfectly move-in ready, and could be better if you can renovate yourself.

Thanks for sharing. It looks like a very nice home.  But I am determined to wait for at least another 12 months, I think the house prices are still too high now.

0 e2 ^- y+ @) NI was referring to the road to the side of the house. That one has no through traffic. But of course Haddow Drive is a major road, with many houses in the range of $700k~$850k asking price this spring.

calm down pls. I don't advertise for anybody , just share what I like. Luise Estate and Wedgewood are really good community as well as my donsdale, I like them all. and about the bi-level , I can't agree you more, yes , you don't have basement , but you have another "main floor". this is just my opinion. about your 70% as useful, by the way , what u decide to use it for? it is so dark and creepy even daytime, I just use it for video and exercise。that why I like bi-level.2 }/ C4 o( F4 Q2 s$ O: y
and the" cheapest kind" is what you think or some professional guy tell you? : p  k6 H2 E. c- V; \  U' H
or you may pls check which area the house price drop most? I heard from someone , but not very sure, so check it by yourself better, cause I know some area the price is not drop that much , it is very stable.

Yes, this is the No.1 deal in Riverbend now. Why don't you view the house in person before making judgment?( x! [" G& O; q; ^- P! Y
BTW, I think corner lot is good. Especially with this one, wrought iron fence on the side, very nice.

呵呵,咱们俩一样,我也是见一个爱一个,最近一年来看了很多房子,一直吵吵要用房子涨价的部分去投资再买房子,结果在老公的力压下没有敢轻举妄动,结果到了7 月份,老公可得意了,说,看看,如果听你的买了第二个房子,现在就该你每天晚上睡不好觉了。我还是痴心不改,周末经常出动去看房子,尤其最近,经常看到一些很不错的房子,然后就觉得自己的钱袋太瘪了。你的townhouse也不错啊,如果不想太操心,就先住着吧。如果觉得经济可以接受,先卖了townhouse,然后再买singlehouse 我觉得不错。townhouse 好像没有跌价太多,因为是很多first home buyer的首选,有些新区的投资房有人着急卖可以买到不错的房子。

it is very nice for living. but if it is for investment, think it one more time: is it good for the future to sell? corner lot and side way, not everyone like it though. and by the way, if a area is over investment, you can buy house very cheap right now, but when you want to sell it , it is cheap too.

郁闷。看看这个listing, 昨天我帖的时候标价是516,999, 今天再看不见了,价格调整为529,999, 现在的市场还有人加价?郁闷!??

还有涨价的,昨天我去了一个builder那里,他们把所有将建的duplex的价格调整为375k起,这一起,基本随便搞搞也就要了400k,和现在市面上的很多singlehouse的价格差不多,而且也就1200多sqft。看来他们也是还没有睡醒的?!
