We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
, A! F" r2 b. s& v4 cClass 5 drivers’ license4 S1 r* ^$ Q* Z" L" x9 W

Preferred
4 t' J; i3 z. eAny experience managing a portfolio of residential properties.
$ V8 p5 f) n; t3 s/ l% e8 JA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers./ K' l) Z! O' ~/ z, d
Preparation of thorough monthly reports.2 e* r0 r2 ^0 C7 Q
Rent payment follow up
! S* Z5 \  {$ m' A  n! l$ I! Z, dMaintaining regular, clear, and appropriate communication with tenants." |5 R* R( m' d5 q
Open house showings

# L: E" d' r, ~# ~, I; UReview and approval of monthly financial statements, rent rolls, and revenue reports.- h9 t# t% s* k
Oversight of day-to-day operating expenditures for the properties.5 I4 O# t8 L7 s' v  J
Collection of rents and arrears, including initiating legal action when required.
" y  b% k: G' k  AMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( x- q) |% X* ~! I. Y

Maintenance
  @8 e+ n$ _3 i1 ~Preparation of appropriate preventive maintenance plans for assigned properties.7 W! J& |8 }& n! M& q5 J2 ]2 ~2 j
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.9 w: M& ?' \* _; ^$ A# ^' Q
Ensuring all properties are in compliance with local building and safety codes.
" B: L  z. P  j( tSourcing appropriate third-party vendors to provide services to the property as required.4 ^6 w" S2 |1 w& v" T
Conduct regular inspections of the properties to ensure first-class operations are maintained.5 J# e8 N9 F( r6 @3 O
Plan and recommend capital improvements that may be required.
9 c7 z2 x' _' P% Q* T' b# NEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

+ [7 h( e6 j" k( \; DThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
