& C, g8 c6 e9 f( DWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.1 ^$ E' `5 N- V1 B; [# `
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Rent payment follow up

Financial

Oversight of day-to-day operating expenditures for the properties.
6 S& ?5 s' j6 s5 BCollection of rents and arrears, including initiating legal action when required.
6 x7 u# V5 a0 h: I( }$ u& }Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.+ W; V0 x9 u) Y- y/ s2 Z0 O! Q

Maintenance
& j' [! p _ i5 |1 Y, o$ KPreparation of appropriate preventive maintenance plans for assigned properties.0 V! {8 K, ~; w! \% e
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.9 l5 k0 t% l7 d( J1 }4 e; o* J
Ensuring all properties are in compliance with local building and safety codes.) r% a0 F- |5 k$ h- `4 N' d' }
Sourcing appropriate third-party vendors to provide services to the property as required.
- y& x; D* ]9 t& @Conduct regular inspections of the properties to ensure first-class operations are maintained.; r# w1 d# _! w9 z6 F0 F v
Plan and recommend capital improvements that may be required.
9 G# H Z( m Q; @Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
