We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

4 C  Z3 n9 X4 q7 y8 HAt least 1-year customer service working experience in Canada6 r2 B) p7 t9 g9 _
Class 5 drivers’ license

( T' F3 _- [, ?' _- yPreferred1 V' N& w  P' q0 \0 X& J
Any experience managing a portfolio of residential properties.4 ], H% r0 I+ \1 s3 q( I7 ]
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Rent payment follow up
; z1 A% u9 f) V3 v8 O2 y! VMaintaining regular, clear, and appropriate communication with tenants.

Other tasks related to be assigned

- }7 S9 v1 X5 E3 ZReview and approval of monthly financial statements, rent rolls, and revenue reports.& B5 [) y  E9 v. [& S) g
Oversight of day-to-day operating expenditures for the properties.
5 y8 q3 K3 h2 N1 n3 c! nCollection of rents and arrears, including initiating legal action when required.3 f- Q& T2 x- g) D1 d- x
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.4 p7 @, {; P2 ~* ~. I

Maintenance% u# G0 G9 u1 L: i
Preparation of appropriate preventive maintenance plans for assigned properties.
4 a1 l% }& t/ U9 A6 H! iMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
3 [$ r- J  e  [0 N& l$ t, r- OEnsuring all properties are in compliance with local building and safety codes.1 F& Z8 [7 J/ N; l
Sourcing appropriate third-party vendors to provide services to the property as required.
- T2 s" j8 e1 G8 X. |7 x. {* SConduct regular inspections of the properties to ensure first-class operations are maintained." a( N- {) \  Z/ i% Y
Plan and recommend capital improvements that may be required.  [9 c' J! r, K" ~$ V4 H5 q
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.& p! b) n4 d3 k& e& ~
