As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.& j% g/ K+ J4 j/ n; O

At least 1-year customer service working experience in Canada
& m" S& Q. q6 q4 \5 e. xClass 5 drivers’ license
6 N  m" A6 e0 F" a& v: x
- d; G% f9 @% _5 C4 f$ mPreferred$ y4 h: T9 W$ _
Any experience managing a portfolio of residential properties.
, ?# Z" @0 X; a2 Z* AA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Preparation of thorough monthly reports.2 ^1 t! ?' O2 N: F2 {
Rent payment follow up, [/ _* \2 K" a, Q2 u& T: e- `
Maintaining regular, clear, and appropriate communication with tenants.

Marketing# H( C/ V8 D2 b1 @& ?# @4 A
Drive to sites* r4 h7 T% h# @0 w6 a  p

2 b- R( b9 `* O8 M! nFinancial
; b( M- `3 |: {( @1 t  C6 H$ UReview and approval of monthly financial statements, rent rolls, and revenue reports.
  j" }  b4 I  Y/ T& W, ]+ WOversight of day-to-day operating expenditures for the properties.
7 N- Z3 h6 [- m8 r6 h. K" ?Collection of rents and arrears, including initiating legal action when required.6 i- F0 ~3 _4 u) D+ W6 n
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.& }7 s7 z1 z9 V% A
; f! ?4 b! {! v) X( b, s
Maintenance5 h* E' J9 z1 k  K5 {0 u, \
Preparation of appropriate preventive maintenance plans for assigned properties.. B0 P) I* }' L+ a& t' y( d+ |
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
4 g% {8 d: F6 K9 d( rEnsuring all properties are in compliance with local building and safety codes." E+ q2 ~: N) C
Sourcing appropriate third-party vendors to provide services to the property as required.. U1 K7 N6 E- |1 \& K8 `5 w0 |" T
Conduct regular inspections of the properties to ensure first-class operations are maintained.
5 ?. {9 M, H! E1 Q( YPlan and recommend capital improvements that may be required.
( H: u# Q4 A; E& i9 D6 TEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Salary: $3200 - $4000 / month
