We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.# X9 V: n- y E+ |" \

Any experience managing a portfolio of residential properties.- C: V) S7 {9 _& D

Preparation of thorough monthly reports.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 c7 u* S" ]" I3 h5 T

Preparation of appropriate preventive maintenance plans for assigned properties./ Q. F( {8 p8 P+ B
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
5 ]: M4 T, F, b7 B# _3 t2 AEnsuring all properties are in compliance with local building and safety codes.( q6 z5 f7 R/ v' h! x U6 b
Sourcing appropriate third-party vendors to provide services to the property as required.6 T, b, w6 H( x& D
Conduct regular inspections of the properties to ensure first-class operations are maintained.4 O+ E9 Y( _! h, h6 u
Plan and recommend capital improvements that may be required.
6 a; Y$ E' Z$ Z, w( @Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
