Any experience managing a portfolio of residential properties.% E4 n& J: w) x: x- X* h

Financial
0 h' J0 R$ ^/ ?Review and approval of monthly financial statements, rent rolls, and revenue reports.
' ?) R( Z, r* Y( P3 DOversight of day-to-day operating expenditures for the properties.! g3 B* n4 k |; T. O
Collection of rents and arrears, including initiating legal action when required.
( Z) r% K0 n% w) PMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.! a8 N6 y' S m

Maintenance
! P8 u4 }4 P) o" JPreparation of appropriate preventive maintenance plans for assigned properties.. K0 _! F7 d% x0 U/ w2 a
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
9 N" q$ S2 S( B: o: j0 ?Ensuring all properties are in compliance with local building and safety codes.
/ Q a4 c+ y2 I, u6 I( ~Sourcing appropriate third-party vendors to provide services to the property as required.
b) C) G4 i0 S' v7 g6 gConduct regular inspections of the properties to ensure first-class operations are maintained.7 Z4 i. k# V* ?0 y
Plan and recommend capital improvements that may be required.
& Z* D& r' U& i* i5 e( z6 v+ rEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.: c z. ~ w8 y
