Maintenance Coordinator

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.  D9 j0 o! z! At least 1-year customer service working experience in Canada
# l! c9 k( e( O$ Y4 pClass 5 drivers’ license6 z! Q  |2 M" d( N( j1 p8 w: n0 o! A/ u

3 v9 W) T3 I% }) I' x- gPreferred
% b6 R  l0 u/ L3 M( i) v( `$ y& LAny experience managing a portfolio of residential properties.
( L& t. l+ q# n( y0 T( J* T9 }A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.+ o6 s& i9 _# F. y
Preparation of thorough monthly reports.

. a  C) G4 t  p4 I- U  M- ^Maintaining regular, clear, and appropriate communication with tenants.1 a1 Q" ]0 s6 b6 u
Open house showings

8 e; ~1 t8 R+ ]3 j0 wDrive to sites9 e! V! z  j' H$ y8 ]* M9 O
Other tasks related to be assigned

/ W7 ~0 t% _' o/ k& I: Q+ Q' xFinancial
; u1 `7 a8 g% [% x7 v: O3 NReview and approval of monthly financial statements, rent rolls, and revenue reports.
  t- i% h; o& T( O3 p( aOversight of day-to-day operating expenditures for the properties.
1 P; t5 Y/ ~1 V" r' |  w- Y# gCollection of rents and arrears, including initiating legal action when required.) o$ g9 a& M% _5 S5 e
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

$ M: I$ p2 G8 l$ S, [Maintenance9 |" z: _7 Z2 \$ }6 ~" f- {- T
Preparation of appropriate preventive maintenance plans for assigned properties.% q: O: `" F4 D0 I- ?5 f( p; R
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.* N& ~2 J9 a5 u8 e1 C) ?
Ensuring all properties are in compliance with local building and safety codes.
$ I$ _$ _$ e& p! N/ zSourcing appropriate third-party vendors to provide services to the property as required.
) v/ ?  F% r3 C& R" CConduct regular inspections of the properties to ensure first-class operations are maintained.$ V, h6 [! Z! s% H7 b/ E" d" A! F- S
Plan and recommend capital improvements that may be required.
8 Q& Y- w. N- H! i8 @Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

4 E# A% ?% f1 O3 F8 ~; S- k$ Z0 {The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
