Resident Manager Job

We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada

0 T5 Q* e# B( \' {Any experience managing a portfolio of residential properties.

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Financial
" S: J1 S* S0 J! w4 ^: e6 I$ C eReview and approval of monthly financial statements, rent rolls, and revenue reports.
% o" v) K5 @$ u% B/ A+ j( R! [, tOversight of day-to-day operating expenditures for the properties.
]% S, E! u2 ACollection of rents and arrears, including initiating legal action when required.: {( E$ }" m; Z& V
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.3 h+ Q& _$ N; n7 g0 W- D& {
& v' D+ d \: a) y6 ]6 W" B- YMaintenance* p t% G) p u& z8 P1 Y
Preparation of appropriate preventive maintenance plans for assigned properties.; Q3 V0 o& }6 y; O. x7 O T
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

; @: N5 ?! B v/ n& tSourcing appropriate third-party vendors to provide services to the property as required.
