We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

5 f- R3 g, {; xReview and approval of monthly financial statements, rent rolls, and revenue reports.
9 h# k/ |1 x& l3 t4 P* c1 NOversight of day-to-day operating expenditures for the properties.$ o& A$ q: J+ H5 i. q9 H
Collection of rents and arrears, including initiating legal action when required./ Q* a: Y, F9 J5 ]9 x1 M5 X1 C) s
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

2 x' X; d" Y* f. E  B2 ^0 j2 r$ cPreparation of appropriate preventive maintenance plans for assigned properties.- z* L( B2 ~9 r
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- w; {* K7 E5 R) |/ Y& jEnsuring all properties are in compliance with local building and safety codes.# A9 v" E$ e* x
Sourcing appropriate third-party vendors to provide services to the property as required.
: R5 n1 T3 n5 y$ g8 IConduct regular inspections of the properties to ensure first-class operations are maintained.) J0 k* @* w) P' L" i/ A+ `: s: h
Plan and recommend capital improvements that may be required.5 M% I& A+ z7 |. _) i
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
! j* B5 l# `1 O& {The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
