Review and approval of monthly financial statements, rent rolls, and revenue reports.

8 j4 x$ s: _& }* W8 \3 B0 DCollection of rents and arrears, including initiating legal action when required.
; x7 B7 r% ]. l S/ U1 b0 _) ?Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy., L: {) y' K% i) l- q
Maintenance

Preparation of appropriate preventive maintenance plans for assigned properties.
3 d/ q: K+ w; kMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
$ d- K6 C* Y2 e& I* V z& gEnsuring all properties are in compliance with local building and safety codes.
1 S0 D3 a4 c! y8 }" i TSourcing appropriate third-party vendors to provide services to the property as required.
2 _* }# M w8 N0 t$ p. DConduct regular inspections of the properties to ensure first-class operations are maintained.- b5 x: u$ S& k0 Z4 `
Plan and recommend capital improvements that may be required.
6 a# m" p3 S8 |Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.* j" P, V& @. L( u
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
