We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preferred

Preparation of thorough monthly reports.) g+ X+ W# p( M1 E1 U# S

Maintaining regular, clear, and appropriate communication with tenants.

$ [) S) i/ l; ^Oversight of day-to-day operating expenditures for the properties.  q1 d0 R7 C4 B" x% s) T
Collection of rents and arrears, including initiating legal action when required.
' a3 |, I0 Y8 i! h: mMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.  e4 u) H. w" `. d& M  S
Maintenance4 ^  l2 Q) ?7 V( ]

Preparation of appropriate preventive maintenance plans for assigned properties.) B7 h5 @1 `& j
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( M8 q' W* Q& ~1 k+ L8 O# nEnsuring all properties are in compliance with local building and safety codes.' V8 }9 X1 `+ N
Sourcing appropriate third-party vendors to provide services to the property as required.
, ]; Z# o7 C! Z* `Conduct regular inspections of the properties to ensure first-class operations are maintained.0 D& m' M# T, Q( F7 W
Plan and recommend capital improvements that may be required.+ V4 X, n+ P  `3 A
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
