We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.% S2 j# ~8 i+ Q- N

Maintaining regular, clear, and appropriate communication with tenants.

Collection of rents and arrears, including initiating legal action when required.3 V7 W, g* b) M3 u
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

6 J& _, H3 y) `% zPreparation of appropriate preventive maintenance plans for assigned properties.- s! `* i0 Y( b9 [5 g8 m
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.0 C4 s; o$ t7 M! E4 L
Ensuring all properties are in compliance with local building and safety codes.
  `9 s7 n; w) p: H4 s4 ]& c& aSourcing appropriate third-party vendors to provide services to the property as required.
4 \- Q  v7 e2 J4 a* s3 Z7 i7 p( HConduct regular inspections of the properties to ensure first-class operations are maintained." z* b- N6 C" L
Plan and recommend capital improvements that may be required.. n/ e8 l# s& H+ A, ~+ D& l& l6 O
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.6 x; n4 l8 f' H& z8 V( {
