Edmonton 缺地吗？

开车到过Edmonton的东南西北，不过十几分钟， 就能看见一望无际的平原。 有些人认为Edmonton可开发土地越来越少，难道加拿大政府也是有政策不允许把农业用地变为建设用地，尽管这些土地大多数时间是闲着？

We are not short of land, but are short of developed land. The city cannot develop land fast enough to meet the demand. That's why we see house prices are keeping going up.

不是任何“地”都能盖房子，要有水，电，路，学校，。。。。

水、电、路、学校不是先有了地以后才建的吗？本来发展用地就是什么都没有的吧？建筑商就是要接水，接电，修路，建学校，不然要建筑商做什么？至于发展用地之外，归城市管。在批准建房之前，市政府已经把水、电、煤管道铺到那里了。如果没有，大概市政府也不会批准建房。

$ H6 @: k) p: U/ t" |, D好像每座城市都有地界。随着城市往外发展，地会越来越少。在中国，可以通过行政手段，把郊区的土地划归城市所有，这样以来，城市的地界不断扩大。加拿大的情况是什么样，就不清楚了。是不是地界定了，就没得扩了？如果这样的话，就存在没地建房的问题。

Actually, the city can always expand as it can buy farm land from counties. St. Albert just expanded its boundary by 30%.  It is ridiculous to say we are short of land. As everybody knows, Alberta has small population of 3 million but has vast land. Due to unlimited land supply, we will see house prices will drop in a few years.

Even if Edmonton runs out of land, the surrounding cities, counties still have vast amount of land. It is unbelievable that the Greater Edmonton area is short of land.

You may have plenty of land but not plenty of labour. As long as we have a labour shortage, I don't see any reason for housing price to drop.

这个事情说起来还真有点复杂。FT MAC 的问题就是 CITY 的 UTILITY 跟不上，他们也不是缺地。
" h' }; N2 F9 R% I4 X0 v9 t有些事不是开发商干的。如，修路是CITY 的，建学校是省里的，水电是CITY 和公司合作的。。。。

问题的实质在于无论建筑商，开发商或政府对开发新地都很谨慎，以免供过于求。
