六月价格持平，销量渐缓

埃德蒙顿7月5日报道：6月份大爱城区住宅房销售量与上月持平，但比去年同期下降了11.1%。6月份共有1117套独立屋售出，比去年下降了10.1%，与上一个月的1119套几乎持平；公寓有465套售出，比上一个月上升了11.5%，比去年下降了18.7%。双拼/联排有173套出售，比去年上升了9.8%，比上一个月下降了14.8%。

; k7 m8 c5 @! r所有住宅平均价格与去年同期几乎持平，上升了0.1%，独立屋平均价格为$435,366比上一个月下降了1.1%，比去年下降了1.8%。公寓因为本月一些豪华户型的销售，平均价格为$263,326，比上一个月上升了3.5%，比去年上升了2.5%。双拼/联排的平均价格为$352,778，比去年上升了4.6%，比上一个月上升了0.7%。

1 k. u8 L- y, m+ [  @0 Q+ b“尽管6月份的住宅销售量相比上一个月有些许的增加，但依然没有达到去年的数额，同样值得注意的是，在过去两年中尽管销量减缓，但并没有体现在房屋的平均售价上。这是因为，不少高端价位房子的出售，让平均价格依然保持强劲”埃德蒙顿房地产经纪人协会主席Steve Sedgwick说到。

- L( p( H; c$ g& i* k6月新房上市量为3041套，比上一个月下降了6%，比去年同期下降了4.7%。 截止月底有8179套住屋仍在埃德蒙顿市场上，比去年的7177套和前年的5609套均有上升。

“库存量保持强劲，买家们仍然有很好的选择”Sedgwick说到“这对于那些将目光放在价格从$350,00到$450,000独立屋的人们来说是很受欢迎的”

6月份，所有住宅的平均上市天数为53天，比上一个月减少了1天，比去年增加了4天。平均售出天数上，独立屋为50天，公寓为58天，双拼/联排为53天。
