买大学区的condo,希望大家给个建议

最近agent给我看了一个一室一厅的Condo,是大学区的,靠近大学区的SAFEWAY,价格在20万,比较旧,但是高层,混凝土结构的,大家觉得这个价格合理吗?2 S7 Z8 y8 {6 j' a& V  s! s

7 P! r8 `+ a/ b如果这个价钱合理的话,那我们可能5年之后离开爱民顿,现在担心到时候买不出这个价格。

none can help you. you have to try 'All measurements to be verified by purchaser'6 P! s4 B& d( @* Q5 s3 x% M
but firstly you need hire a new agent and judge what  the CEO said about  condo.

五年之后还卖不到这个价格,估计没大可能。。。。。。。

你给offer 10万,愿意卖不卖,反正买不成对你只有好处。估计5年后你肯定卖不出20万的价格。/ a5 B* S) N, y' l) {+ q  y- y# ^: u

再讲讲价。
/ r1 |! X2 o% ]# L大家都在等着降价,但估计大学区的房子不会降多少,且20万的房子价格波动不会很大,再算上租房子的钱,还可以的。
9 J3 x& S9 c# M- G- Y- o: v& \# H4 S5年后经济应该复苏有些时间了,好卖。

IF THE SAME CONDO CONDITION, YOUR RENT <= 1.5 * (COST OF CAPITAL + MAITAINANCE + CONDO FEE), YOU SHOULD BUY IT.
, d. g' ]( j7 a5 A- GBUT IF YOU TAKE IT AS A INVESTMENT, THAT'S ANOTHER SONG. Totally different.
