Edmonton new home prices see biggest drop in 23 years

6 U: n& g3 I  w2 }, A2 j" R7 j) OEDMONTON - Prices for new homes in Edmonton fell 5.3 per cent in July compared to the same month last year, marking the biggest year-over-year drop in 23 years, said Statistics Canada today.

Edmonton's cooling market showed the biggest year-over-year drop of any Canadian city.

* C/ B+ I; c3 b# `/ d4 W$ eCompared to June, Edmonton new home prices nudged downward 0.2 per cent.

/ c) S1 a3 W5 X/ ?' NCalgary saw a 0.3 per cent slide compared to July of last year.

1 h$ M9 _( k8 J; U$ E9 T"Markets in these cities continue to adjust after experiencing record price increases in the last two and a half years," the federal agency said.

( e* d3 g3 |5 L- i- I' n& hEven heated Saskatoon posted a slower annual increase of 13.1 per cent, "further confirmation of a trend of deceleration in this city. Many builders reported increased prices as a result of higher material and labour costs," the agency  said.

6 e, F$ N6 N" y4 l8 w2 C- I9 mThe fastest pace was in Regina, which saw a year-over-year price increase of 29.6 per cent, down from its record rise of 34 per cent in April.

% z+ ~& i$ w2 [, \) Q# VAs the market continued to cool in Western Canada, prices for new homes rose nationally at a slower pace in July for the sixth consecutive month.

: l7 Y' S% l5 kPrices were up 2.7 per cent in July from a year earlier, down from June's annual pace of 3.5 per cent. On a monthly basis, prices edged up 0.1 per cent between June and July.

"The growth rate of the index has been on a downward trend since September 2006," the agency said.
