The listed size for that house must be wrong. A real 3250ft house can never be that crowded. If you go inside you would know that it's not worth the price listed. Plus unpleasant smell all over the house...

Size is right. It has lots of rooms and den. It only shows a few pictures you can't judge the whole house from that
Price cut may only work on those desperate sellers and poorer quality properties. I don't see good properties with right price you can cut like that. That is true that you may get a bigger cut at big houses as they are relatively expensive and less affordable. As they are more expensive and there will have more choice to choose from. If there is a better one around than yours, buyer will go for that one immediately. This does not mean this house is bad. This just means there is a better house than that around. That could be why the listing on this thread still on the market for while. I look at cheap house. There was a fully renovated property three months ago when I told the realtor I wanted to make an offer and it was pending already, ended up sold at less than 0.5% discount on listed price (315K), on market less than 1 week.
