Maintenance Coordinator

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.. Required:
8 C+ x9 G' x+ c1 y& t$ B& i, v# zAt least 1-year customer service working experience in Canada
$ C! L: h% a) q$ m) \Class 5 drivers’ license
( U9 H  C6 N! g) {0 D0 d
9 V* {/ P; z) ?Preferred
9 v7 B7 `1 M: }; N- h2 B% ?  F" iAny experience managing a portfolio of residential properties.: l: {. I) r! t
A comprehensive working knowledge of the Alberta Residential Tenancies Act.
( _9 j; P4 O" M, ^+ r2 I7 }$ w" Q( k; ~; r; G7 \: R; l
General# U/ ?! r( R' s5 b
Supervision of contract service providers.
7 q+ |% g& T$ l$ Q# kPreparation of thorough monthly reports.0 b) _" c' h2 _8 Z: ^4 Q
Rent payment follow up
% b& i& c9 ^- N5 m8 g) b; GMaintaining regular, clear, and appropriate communication with tenants.

Marketing# |4 W6 w9 o) W& V1 y! I. q; s
Drive to sites  s! ], L- c# W5 U- ]% ~, V- d3 b
Other tasks related to be assigned" u- f7 X# l/ ]6 [: P

Financial0 r4 v& s" A0 h- L7 v
Review and approval of monthly financial statements, rent rolls, and revenue reports.
6 }# j0 H4 v- K' JOversight of day-to-day operating expenditures for the properties.
9 G- c& S; V4 F! N- l; fCollection of rents and arrears, including initiating legal action when required.) T- E, X8 I5 v  m: u& c) v. w+ ~
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance+ `1 u0 J1 f( n" \+ X" a
Preparation of appropriate preventive maintenance plans for assigned properties.
3 N: x( n4 k2 ~Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- q' }5 k0 g1 `3 QEnsuring all properties are in compliance with local building and safety codes.! U1 l3 V1 V: Q3 ~
Sourcing appropriate third-party vendors to provide services to the property as required.
4 V4 N/ ~5 O& HConduct regular inspections of the properties to ensure first-class operations are maintained.
8 d/ c+ T; {) k* ?' m0 z# \Plan and recommend capital improvements that may be required.& @, R0 D. p8 h8 B9 E& f. F$ J4 U( w
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.' S) r; t. a2 o
