We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.4 `( L* v; l! m

At least 1-year customer service working experience in Canada

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Oversight of day-to-day operating expenditures for the properties.
! P! ?4 P8 ~1 J% JCollection of rents and arrears, including initiating legal action when required." F4 [: O% N$ ?( O8 }1 N0 P
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
) q0 P6 O! D, i4 ?6 I7 gPreparation of appropriate preventive maintenance plans for assigned properties.. D9 S: w! |* L; q+ b2 H
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.# @* a6 M' g" u) {9 @7 x
Ensuring all properties are in compliance with local building and safety codes.: o& i1 ?( W4 Y& d/ I N, Z) W5 B
Sourcing appropriate third-party vendors to provide services to the property as required., j' m Y: o& t5 j: Y( ~7 m0 h
Conduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.9 t4 ?. ? G5 f! m: d
