As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.: }" f0 a) \, O1 }% D

$ _! o! g( I. i! |At least 1-year customer service working experience in Canada

6 n$ f$ F* z; GAny experience managing a portfolio of residential properties.6 N* D4 N$ a" z, c$ |8 J
A comprehensive working knowledge of the Alberta Residential Tenancies Act.- G8 t( S8 W. b% \1 Y3 x" N

General
  i$ f: i; K/ OSupervision of contract service providers.
- M, D' C3 k/ y- O7 |4 o9 v- ZPreparation of thorough monthly reports.

5 s3 B+ W" g8 n/ eMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Financial
, `0 b* I0 `8 G% \Review and approval of monthly financial statements, rent rolls, and revenue reports.! q: f! h. F7 }! P5 I+ O3 z9 B
Oversight of day-to-day operating expenditures for the properties.
3 w  V+ v# L: M& ~6 X$ j8 pCollection of rents and arrears, including initiating legal action when required." @2 U; \( I  X8 t
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
% x& X  _% z7 `6 _/ l& _, [+ H% s! d2 |4 e
Maintenance
* u4 s4 S$ q& t" a9 BPreparation of appropriate preventive maintenance plans for assigned properties.& o/ a1 Y, t( D$ L3 t% k  |0 E
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.. p5 n: u% D. k' n
Ensuring all properties are in compliance with local building and safety codes.
8 C! R& J6 W0 D5 N5 kSourcing appropriate third-party vendors to provide services to the property as required.4 b7 J  l7 }, j$ G8 q
Conduct regular inspections of the properties to ensure first-class operations are maintained." R$ Y, Z! q  H( d8 ]* A: v6 n
Plan and recommend capital improvements that may be required.7 v4 ^( d2 g2 |- L+ X2 z9 q0 f4 f" b
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.7 |' |3 u% g, `' @
