We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.. O5 P% A1 q8 _. m

Maintaining regular, clear, and appropriate communication with tenants.

Financial
; O! d: L$ N, N$ z0 hReview and approval of monthly financial statements, rent rolls, and revenue reports.
' u4 e, i( e/ N% s$ B2 YOversight of day-to-day operating expenditures for the properties.
9 _2 @% j% V5 S& F" ?4 GCollection of rents and arrears, including initiating legal action when required.4 T; E, c% t: p! Y& z. H' a
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
0 ^9 t; Q; p6 h1 F9 X9 u! vMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" i) ~ n- w/ d( @3 t- ?5 W. jEnsuring all properties are in compliance with local building and safety codes.
: p9 v3 I9 `! e, USourcing appropriate third-party vendors to provide services to the property as required.9 w8 z9 I( [9 R
Conduct regular inspections of the properties to ensure first-class operations are maintained.

/ e. t9 b/ o6 T( J6 q% p% hEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
