Review and approval of monthly financial statements, rent rolls, and revenue reports.

& s) C) b5 E4 L0 ^0 ]! U% N7 VCollection of rents and arrears, including initiating legal action when required.3 s2 N# U/ q# x
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance. n' D/ g+ z1 }( Y! r& \+ w2 s g" U& j
Preparation of appropriate preventive maintenance plans for assigned properties.
( c$ q$ J% g9 s2 Z7 i, I9 dMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
; M/ }; m1 R4 ]5 O' A& Q: j# qEnsuring all properties are in compliance with local building and safety codes.
% y! ~" r% X3 C# E3 l0 e* LSourcing appropriate third-party vendors to provide services to the property as required.
' J& f N2 @# e$ x/ t8 tConduct regular inspections of the properties to ensure first-class operations are maintained.
% D2 ], _) L6 c% L3 O" O+ f' V( ?6 ]Plan and recommend capital improvements that may be required.
?- j; C J! UEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.# K" N1 b# B# v1 X! D9 v
