We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
0 |7 q- y: x; n) o7 XAt least 1-year customer service working experience in Canada
: O2 |1 Y0 \$ U; xClass 5 drivers’ license

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Oversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
8 Y6 I& {0 P8 y5 f* L# aMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
Preparation of appropriate preventive maintenance plans for assigned properties.
2 n$ \! I, c8 h1 b' S6 R8 nMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 `/ {* o. T; K$ TPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

Property Management: 1 year (preferred)

License/Certification:
Any RECA License (if possible)
