We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. # U% Q( b- Q, s, r+ B# m

Required:
3 F7 c" l8 Y! {4 }. A( C( mAt least 1-year customer service working experience in Canada% z- F1 b$ B9 v8 ~: z
Class 5 drivers’ license

Preferred: o# ?' ^! a+ K" _) t
Any experience managing a portfolio of residential properties.

Maintaining regular, clear, and appropriate communication with tenants.

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.
) Y9 \; S1 W" j1 L! sOversight of day-to-day operating expenditures for the properties.
8 X' O3 x. A+ u% C- V" yCollection of rents and arrears, including initiating legal action when required.
4 a, e' W& q$ S7 k; P/ dMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.% U8 Q" t& _! l" p

3 b7 Z* [9 e. ?: M) MPreparation of appropriate preventive maintenance plans for assigned properties.
P: H- K9 y3 J0 D% LMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 i- }, z1 S: n; C8 L( H8 `Ensuring all properties are in compliance with local building and safety codes.
Q* Z" m. a; D* e- a8 XSourcing appropriate third-party vendors to provide services to the property as required.
8 }1 K, w- K6 w7 nConduct regular inspections of the properties to ensure first-class operations are maintained.
, y" A+ z: E. X3 t: O, u$ }Plan and recommend capital improvements that may be required.
) k: K# C: u% lEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
