As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.' Any experience managing a portfolio of residential properties.
) g7 Z) p" f- F& P' Q& kA comprehensive working knowledge of the Alberta Residential Tenancies Act.  @0 h# Z8 O- K# a* Z
General

Supervision of contract service providers.- M0 ?% ~# @# I& c6 E* l% R& `$ d
Preparation of thorough monthly reports.
" Z& a* ~$ G) m6 q1 J# J: @Rent payment follow up1 r- X  o, l7 s& y
Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.
3 v2 I+ M( L* ]1 e1 [5 S) DOversight of day-to-day operating expenditures for the properties.( U$ Y4 b  P1 D
Collection of rents and arrears, including initiating legal action when required.0 t8 y' z6 A  q
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy." T+ {, A& R7 j9 E0 _
Maintenance
. X; ~" @  `' }( c9 w- ]% A# C
1 f/ P0 g: s+ C2 b% m& e2 ZPreparation of appropriate preventive maintenance plans for assigned properties.7 P4 a8 n  _% H
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
3 y$ ~5 C# W- {Ensuring all properties are in compliance with local building and safety codes.# K, d% _. C+ E% U4 w/ N
Sourcing appropriate third-party vendors to provide services to the property as required.! j: f5 }9 v# x
Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 w, |' @6 F  m8 O, `, }Plan and recommend capital improvements that may be required.
7 M) [" _8 u5 H3 fEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
5 a, h+ V' o5 xThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.. q( n7 U2 V& E& R
