As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.
6 I3 _0 g$ n1 XA comprehensive working knowledge of the Alberta Residential Tenancies Act.! D- o5 }6 F: i2 }0 b4 D3 b# @

Supervision of contract service providers.
  V( E' Q  w/ F. f  I* T. JPreparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Financial
* `4 L- F; t+ ]! g. |9 D# n5 U% R
Review and approval of monthly financial statements, rent rolls, and revenue reports.
% S. E& a, R" \0 d; ~: |Oversight of day-to-day operating expenditures for the properties.3 q7 I# K! @( `  c5 S& a% u
Collection of rents and arrears, including initiating legal action when required.
- p+ `" n3 V! L1 Y0 wMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
  m8 A1 Q4 x$ x# I( zMaintenance
. m8 o( H. i( y0 h/ ?1 J3 j# @% Q; o
Preparation of appropriate preventive maintenance plans for assigned properties.
7 Z4 C8 ?6 E" f. x. ?: [5 }( h# |Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
/ H: O' ~+ e5 y9 oEnsuring all properties are in compliance with local building and safety codes., E/ C; |1 {1 Q& ]
Sourcing appropriate third-party vendors to provide services to the property as required.
) y- n9 ?- h0 D/ AConduct regular inspections of the properties to ensure first-class operations are maintained.3 G3 a. F" K/ M& k+ R
Plan and recommend capital improvements that may be required.
+ Z+ o/ a4 [; |( e- pEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
& E, p3 a4 }7 D. o, z2 n4 a1 VThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.* t6 y% l# V; c6 }" l1 I# |3 Q5 {
