As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

Any experience managing a portfolio of residential properties.
) p! p( p3 ?) n# P; ^( rA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

Financial

Review and approval of monthly financial statements, rent rolls, and revenue reports.5 K  M$ ]; k# ?$ f, ]- j& t
Oversight of day-to-day operating expenditures for the properties.* U$ v8 m4 c. C. Z! c
Collection of rents and arrears, including initiating legal action when required." q' n) r: T* w
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.! ?- B0 L7 D# p3 S% D
Maintenance
+ ^0 h1 V$ l) L  @
" q6 L+ L& H  S/ j" |% d3 V: sPreparation of appropriate preventive maintenance plans for assigned properties.* f$ e4 o8 a, J: F
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
! X/ ]1 k, @* |( I9 QEnsuring all properties are in compliance with local building and safety codes.
6 @# Y) h8 e& X# w5 MSourcing appropriate third-party vendors to provide services to the property as required.* D, K( P. k- x' L# H
Conduct regular inspections of the properties to ensure first-class operations are maintained.$ c+ e7 h. S+ K  U1 U3 I
Plan and recommend capital improvements that may be required.* b- \9 k4 s; H" I, `  ]
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
