We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.; p* d9 [/ N1 _

·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

Maintaining regular, clear, and appropriate communication with tenants.3 ^  l% u. P5 f! F6 v4 J+ Q
Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.
7 z8 Q8 r0 [+ F6 y0 Y; O% v/ fOversight of day-to-day operating expenditures for the properties.' J% ~+ X* f* H9 Q- r
Collection of rents and arrears, including initiating legal action when required.
8 B( @8 a+ f% m- x0 ~6 TMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
' }# J" w! L9 Y# l5 K  U9 T0 eMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
; D8 y% _, L- m; v/ U9 T4 aEnsuring all properties are in compliance with local building and safety codes.' I+ o6 h! s$ ]" v: p
Sourcing appropriate third-party vendors to provide services to the property as required.7 W( x8 f* u3 G4 b2 k% H
Conduct regular inspections of the properties to ensure first-class operations are maintained.
% [3 C' w4 I  O, t) w! B3 KPlan and recommend capital improvements that may be required.
! u2 p9 [" O$ U! L& W, C& JEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
+ Q# M* s2 `6 S' n5 F! ]2 EThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Job Type: Full-time
