We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.- X+ K, b5 v( x( _

9 X# j9 Q4 s8 W. L·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Open house showings

Financial

Review and approval of monthly financial statements, rent rolls, and revenue reports.
& {& E& O6 \! f8 }! ^1 n, cOversight of day-to-day operating expenditures for the properties.
  g% S0 g! T+ w4 d; G2 C2 ]- LCollection of rents and arrears, including initiating legal action when required.
! L  `9 W+ E* `1 l% yMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
" K7 p8 J1 I2 v/ {5 ?Maintenance7 k# O/ l! Q+ I8 K2 n  R! T

Preparation of appropriate preventive maintenance plans for assigned properties.
/ g3 O  |( P. e3 ]0 D2 k: fMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.6 X4 c: C$ |# z: B
Ensuring all properties are in compliance with local building and safety codes.* [% F0 C! ]. g+ R+ x
Sourcing appropriate third-party vendors to provide services to the property as required.
  k  C+ e! S5 S" }, m$ @Conduct regular inspections of the properties to ensure first-class operations are maintained.% i' K% \2 i9 n& ]3 R  t
Plan and recommend capital improvements that may be required.8 d, ?8 C  y9 @' i/ \3 I
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
; ~7 S4 _& t& o: aThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
