We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.
General

Supervision of contract service providers.

Rent payment follow up
$ u  w- s2 W4 @Maintaining regular, clear, and appropriate communication with tenants.
Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
+ d- v2 M& |$ h) fCollection of rents and arrears, including initiating legal action when required.
) \9 J9 p2 Z1 ~% M# c2 ]Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
+ E; a! a" E( N% B+ ^3 lMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
) S6 D: v' N) p0 X; bSourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
