We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.% P6 u: u2 m( T/ S. Required:

·         At least 1-year customer service working experience in Canada. Y9 x; a) c  O$ k* z$ h, @

Any experience managing a portfolio of residential properties.1 s, c2 D! L, y2 C  ?
A comprehensive working knowledge of the Alberta Residential Tenancies Act.8 o) M5 q# }. G
General

" B6 s1 q/ d7 W- wPreparation of thorough monthly reports.

Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.
! \! y" j3 S2 B! I4 n/ `2 KOversight of day-to-day operating expenditures for the properties.: q6 e; C6 @1 J7 z; o* u
Collection of rents and arrears, including initiating legal action when required.7 l! k3 }9 r4 e2 [* C7 y* k$ f2 E
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
% q- O& |- |+ ^4 F& j# OMaintenance

# d) j. |, O7 h* T  W; ]6 M7 rPreparation of appropriate preventive maintenance plans for assigned properties.
# V* D. ]. g, s0 X2 M; i2 a* U+ N0 kMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
0 o; G1 ?& p1 r" h8 U' UEnsuring all properties are in compliance with local building and safety codes.
7 ^" h0 D4 H' x+ j" Y# X3 j+ i% r2 x5 `Sourcing appropriate third-party vendors to provide services to the property as required.: Y! \  E! j( ~6 X+ H5 U
Conduct regular inspections of the properties to ensure first-class operations are maintained.
9 ~$ [7 T6 m# n5 Y2 m$ O! UPlan and recommend capital improvements that may be required.
! F% T/ B* H! H7 S! tEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
" h' ~; N' J5 m9 G4 o, T, |" YThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
