We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Supervision of contract service providers.

Oversight of day-to-day operating expenditures for the properties.$ A+ u. R" p& ?% ^3 R
Collection of rents and arrears, including initiating legal action when required.& A; j; S5 Q1 S0 a: k
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. {( k* l& u& P
Maintenance+ d0 M$ ^; U+ j9 Y3 O! V% W3 A% {

Preparation of appropriate preventive maintenance plans for assigned properties.
8 P* J$ X1 p3 `% o! RMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# P& R) x; F8 q4 a0 ^% @1 ?' j( h1 eEnsuring all properties are in compliance with local building and safety codes.
) g5 D* G+ I$ ?* m( {! S# [6 OSourcing appropriate third-party vendors to provide services to the property as required., p5 u' X0 E; ~, p. @
Conduct regular inspections of the properties to ensure first-class operations are maintained.% X2 o1 p9 U' n2 X/ q2 h+ I! m5 {
Plan and recommend capital improvements that may be required.
+ o9 R) b$ y/ W t" L) LEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.. b9 C8 |; I; S9 t
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
