Rent is better than buy the house, the price right now is not affordale and not reasonable. The builder mark up too high. friend of mine build house by himself. He told me half labour half material. Material already went down, because of House price went down in the States. Now the house price still going up. Because Needs>Supply, it does not mean cost going up. If States attack Iran, American economic collaps, the house price will go straight down. In 2 years, if the house price continue go up, could consider move to the other city. If the price go down, then take the advantage.

If you do not count inflation, rent is cheaper than buy the house. Where you want to live, I knew a high rise building is cheaper to rent. You have to think that life is too short, if you buy a house, under the pressure of unaffordable monthly payment, how you can enjoy life. Plus if you buy old house, the fee for repair and maintainance is equal the price you pay for the house.
