五月份独立屋销售量上升

$ r& ^* a) }# `* ~- P4 N7 u& T埃德蒙顿6月2日报道：大爱城区5月份独立屋销售量为1119套，比4月份上升了19.3%，比去年同比上升了3.8%。双拼/联排屋销售量为203套，比上一个月分别上升了37.2%，比去年同期上升了23.03%。公寓的销售量比上一个月上升了5.3%，但比去年下降了18.2%。所有住宅的销售量为1771套，比上一个月上升了18%，比去年下降了不到1%。

$ u) j/ G5 D+ H! a! Y“通过独立屋以及双拼/联排屋销售量的上升，可以体现出购房者们对埃德蒙顿的市场依然保持强烈的信心”， 埃德蒙顿房地产经纪人协会主席Steve Sedgwick说道，“相对于亚省的其他市场，埃德蒙顿二手房市场依然强劲”。

5月份新房上市量为3233套，比上一个月下降了不到1%，比去年下降了2.5%。独立屋的销售挂牌比为61%，比上一个月上升了10%，与去年等同。双拼/联排屋的销售挂牌比为73%，比上一个月下降了13%，但比去年上升了22%。公寓正在逐步进入买方市场，销售挂牌比为40%，比上一个月上升了2%，但比去年下降了13%。

9 v3 J0 f% `$ n4 `大爱城区5月独立屋的平均成交价为$440,573，几乎与4月份的$439,982持平，但比去年的$453,748下降了3%。公寓的平均成交价为$254,555，比上一个月上升了1%，与去年几乎持平。双拼/联排屋的平均成交价较上一个月与去年都分别上升了3%和1.5%。

“尽管5月份的新上市量比去年有所下降，但库存量持续强劲，截止月底有超过8000套住屋仍在市场上”， Sedgwick说到，“事实是，我们并没有看到因价格的显著下降，而给购房者给多的信心，他们基于市场的稳定性与选择的丰富性而进行购买”。

5月，所有住宅的平均上市天数为54天，比上一个月增加了14天，比去年增加了8天。独立屋平均销售天数为51天，公寓与双拼/联排屋的平均销售天数为59天。
