Edmonton, September 5, 2006: Prices of Edmonton real estate continued their steady climb after a brief respite in July. The average residential selling price rose 5.56 percent in August after a less than one percent increase in July. The average* price for a single family dwelling climbed 4.34 percent last month and condos breached the $200,000 barrier for the first time in Edmonton.

According to the Multiple Listing Service®, the average price for single family dwellings in August was $316,480. Average condominium prices went up 6.3% in a month to $200,644 in August. Duplexes and townhouses sold for $262,327 on average – an increase of 14.7% from last month.

作为一个只选择最sfd的人，这个月的季报实在是让我对自己的眼力开始了怀疑(上个月我说不买会肠子都悔清，可是我买了还是悔清）买得duplex竟然让我给退了，还非要换成长的最慢的

14。7%omfg. 我从来还没经历过一个月的涨幅超过两位数。
这种涨幅对于一个健康的市场是不太多见的，但是对于抓住了他的人来讲基本上进了保险箱。市场的回调对于这些有近20%垫子的人已经意义不大。九月份duplex and townhouse应该不会高于这个幅度了。市场趋于平稳缓慢的增长（which is a good thing for landlord)。
还愿意拿钱和房子和我赌市场涨跌的都省省把，你们已经错过了这又一轮的大涨，我就没必要落井下石了。

老兄，知足常乐。那个14% 不一定准确，因为现在上市的新duplex/townhouse都在30万以上，拉动了平均房价。每个月4%的single house, 或6%的condo涨幅已经很惊人了。不知道有没有酒喝，呵呵。

edmonton的median离calgary还差不到3万，请专家分析分析几个月内可以追上calgary?我估计今年下第一场雪之前

数据是否有误。
为何有很多人感觉８月房价已跌，或庆幸六月没有在高买进？

谢谢楼主的帖子，醉酒给大家计算一下：
请看下面7月数据和6月数据

采用中值计算如下：

8月中值 $30,3000
7月中值 $29,3450
6月中值 $27,9900

7月中值增长百分数=（293450-279900）/279900= 4.84%

8月中值增长百分数=（303000-293450）/293450= 3.25%

计算完毕，大家检查一下，
结论：8月份增长比7月少了1。6%百分点。8月爱城数据与卡城6月非常相似，看来，确实爱城比卡城慢2-3个月，网站解释有误导嫌疑，数据其实可以自己分析。醉酒再次劝告朋友们，买房要绝对慎重。

卡城数据出来后，醉酒会告诉大家。谢谢！

数据应该没错, 前几个月DUPLEX的涨幅远低于其它的涨幅.

不用看了，那些分析都无法说明事实。世界上无数的经济学家，都在n年前预言中国的经济要崩盘，事实呢？今年高的让中国政府自己都害怕。edmonton得房价，已经进入了怪圈，完全脱离所谓经济学家的预言。9月份，必定是持续增长。。为什么。。。周么我去了7家房地产商，无房可售，无地建新房？上周看mls和comfree，给代理发了8封邮件（8套20-30万的房子），结果呢，统统告诉我，或者已售，或者在等待（pending)。...这样的市场，如何冷静下来。。。

其实，现在的市场，无论你选择哪个，都是风水轮流转，只要是当时的资金最大化的周转就好了。

你抓住了一个涨幅的尾巴，就不要悔了。市场变化太快，很难每步都跟上。一步一小趋也是不错的。

8月份的涨幅相对于7月份还是比较令人开心的，呵呵。毕竟8月份是一个关键的月份。

谢谢闲着姐姐安慰我，我早就要来爱城，可是房地产就是这样，你急着套现，人家买家还要最快一个月的时间才给钱。好在温哥华的五六月份也挺争气。其实抓尾巴也不错了，至少抓一个房就能几年吃喝不愁了，呵呵。
这个市场本来就应该在九月跳高的嘛，要不是我会赶着毛驴拉一车钢崩来爱城买房。
醉酒总是那么的专业，分析得头头是道。但是我觉着吧，那个卡城的跌也是暂时的，它还会在不久的将来涨回来的。它真要暴跌30%，我就去那里再卖上。
