You eventually pay the commission though those agents will tell you that seller pay the commission. That's simply a lie. If I were the seller, I would certainly increase the sell price to cover the agent fee. Isn't that clear? If you want to buy a new home, just visit those builders' show homes yourself. For condo, be aware of that the condo fee is out of your control. Btw, you can always negotiate with the sales person at the show home for the price.

Not sure about the "钓鱼". When I tried it and did meet the owner and negotiate for the price. As for selling price, I don't feel it's significant cheaper than those via an agent. If the agent over estimate the price for the seller by 100k, it's most likely difficult to get it sold and later the seller has to reduce the price. I think the high estimated price by the agent is a sort of strategy to mislead the seller so the seller might stay with the agent. Just my 2 cents. One point I wanted to make in previous reply is that when agents tell to the buyers that only seller will pay the commission is NOT true at all, the commission is already included in the price.

My point is that you'd better shop yourself if you're local. Agent is not necessary. This certainly upsets some people for sure. The trouble for most buyers/sellers is that they don't have a good resource for information. Just imagine if there is a place every seller/buyer can go for information and pay minimum fees, they should save a lot. As for price, you can always negotiate, no one force you to accept anything. It's your call.
