排除个别案例,一般法拍屋的叫价比正常的市场评估价格低5%~10%。成交价比这个叫价低5%~15%。( j3 B: x; A) n& F. y( c0 t
今年帮TD卖了一个法拍屋,叫价比市场评估价低5%,售出价格比叫价低5%。' C, u' ?' v+ ]$ W4 V, O' S+ a3 }# O
带客户买了2个法拍屋,一个是全新的,叫价比当时新房签约价低10%,成交价比叫价低5%。+ d' Q) H$ D) b7 V
另一个是个老房子,但室内做了装修,叫价比市场评估价低10%,成交价比叫价低22%。 ; w& C$ z, k. H
买这种法拍的风险在于房屋结构,室内装修和各种电器方面的风险。如对这些方面较熟悉,那风险就很小了。
