This is how I view the effects of major road way on the location of newer neighborhoods:

1) Worst: Cameron Heights
& b9 t4 ^' D" r& E7 _( k' _  cMain entrance on AH
( o1 I! C4 c2 J5 W; {2 B( K
2) Worse: Terwillegar Garderns
Major roads on 3 sides (and a crappy neighborhood on the 4th)
& C, J9 [! G( f1 `0 B, k6 Z
) ~. b$ W5 h0 @- G. s+ B) n3 ?  `% x3) So So:  Magrath etc.
* q! |" ~+ v/ ~' O* G5 v. e6 z- m- tMain entrance on secondary roads (Rabbit Hill)
8 ~' k* `. R: h/ u' g2 LMajor roads on 2 sides
( B' ^/ Z/ I7 D0 h/ X& e. q
. h4 E# M5 c- W+ |4) Good: Upper Windermere, Eagle Ridge
6 @- a0 w1 W6 D: X7 U3 s% R% nMain entrance on "3rd level" of roads that leads to the river valley and/or golf course.
No Major roads on any side. No crappy neighborhood around. No visible power line.
4 u# x3 V. t6 h5 `9 h6 v$ Q$ M+ z# L
8 c& {7 s( R. I1 ?5) Best: Windermere Ridge
( I) K+ l) |' B" X3 qSame as 4.
+ all in one cul-de-sac
+ DC1/DC2 zoning
