condum管理公司要涨20%的管理费?

我们最近的Condum管理公司 Victorian Management要给我们涨20%的管理费,
原因是

(1)今年冬天的恶劣天气造成了很多冰坝和内部损害(Ice Damming, Interior Damage)
(2)虽然今年保险公司今年出了这个钱,但以后他们就不出了,因为这个冰坝和内部损害不在保险覆盖范围内
(3)很多用户需要更换防水的墙板( shingle)
(3)为此需要贷款 5年期 8%利息的 $250,000

原文如下:

The opnions obtained agreed that "alcove" areas surrounding the skylights must be stripped of
the existing shingles, covered with a special ice and water guard material, and then reinstall
new shingles. In addition the siding up the side walls should be removed to allow the ice and
water guard materials to be installed up the side of the walls, Proper flashing etc. will also
be installed. The end result would be, in simple terms, a "bathtub" effect in these alcove
area.The entire roof area and side walls would have one continuous ice and water membrane
underneath the new shingles.

我因为听说有些维修公司和管理公司或某几个住户有关系,特别想动点工好赚钱,所以有点怀疑:
(1) 为什么保险不覆盖 ice damming and interial damage?
(2) 需要维修嘛?
(3) 利息要 8%

大家如果有熟悉这个的,能否给点意见? 先谢谢了

Talk to your condo board. The managment company cannot make decision.

赶快把房子挂市场上吧，增加管理费等于房子贬值，如果房子老的话以后升值很难。

I have lived in condominium before, the condo fee raised every year and you have to pay eventually even you complain to the condo board. The condo fee was higher that our property tax, so the best way is to sell the condo and move into the single house.

The parking lot construction have to be paid $17,000 in my unit.

所以我的原则是绝不买有Condium fee or HOA fee的房子，因为我无法控制这些费用的上涨。据我所知，在windermere area里的好几个小区计划收HOA fee （不管是single house, duplex 环视apartment)

Condo fee 与 HOA fee 分别很大.

borad directors开过会,我们住户只是被通知一下. 有哪位知道Edmonton有哪个机构可以咨询一下? 比如要求管理公司提供涨价论证 openly的, 或质疑管理公司的涨价程序不对之类的

这东西以后会涨的，不是我们能控制的，反正是不爽的。

我以前去过一小区（记不得名字了）， HOA fee 似乎贵的要近$100/m，便宜的也要50-60/m. 看看美国吧，他们那边的HOA fee 就挺高的。

今天晚上看新闻说有一个townhouse一下多收三万多租户给报告新闻曝光了还举报给real estate board 说是等回信呢不知道是什么结果
另外 hoa是什么啊bc的strata就没有怎么

肯定有什么部门能管管他们的无法无天的行为，只是我们不知道在哪。另外可以试试去找政府或者找议员谈谈

也听说买CONDO要付很多钱。

刚在网上查了下,HOA FEE是从各家收的相当于管理费，用来弥补保险费，垃圾费等等的小区费用。

There isn't much you can do about the condo fee. Condo board is formed by condo owners like you and decides what to do with the building.

if it is unsafe or has other structural issues, the money is needed to repair it or the building will be condemned. if you don't like the way they do it, you can volunteer to be a condo board member, and you can voice your opinion, and if you don't show up in the annual condo board meeting and join the team, you basically can't say much about it.
