If you can spare much time and have related knowledge of construction and materials involved, it will be a great idea for you to build your own dream home ( look at people like our BZ, Ms. little dark coalie); if not, you will be much frustrated and stressed out during the whole process. Most likely, you will end up spending more to build than to buy if you are a kind of idealist since upgrading will be like a never ending game. At the present market, it is still possible for buyers to find some bargained deal of preowned properties, builders are more firm on their prices. Wait after Mar 22nd when the rules are set to change if you are heading into the preowned market.

Mar 22 is the date of CREA's annual meeting; after the meeting, they may have to change the rules of MLS listing; sellers may save big bucks on commission and pass some of it on to the buyers. Also, buyers/sellers can negotiate price directly w/ each other, JJ can't block your way anymore.
