Build the next house for myself

Inspired and encouraged from the stories of 小黑炭儿, tandog, jackiecheng and etc. it is the time for me to take action. I make the decision that I am going to build the next house for myself after the serious consideration. I know it will take time and last at least a year, even 2 years; I will record all the steps, my thoughts and report the progress to all of you. I wish I could get the help from you. Any comments are very welcome and appreciated.

My targets are as follows:
1. Buy a lot in 2010, hopefully before June 30, 2010.
2. Finish building the house in one year after buying the lot.

I am working on the following items now:
1. Continue researching and learn from all sources, especially from 小黑炭儿, tandog, jackiecheng and anyone from the 埃德蒙顿华人社区-Edmonton China etc.
2. Financial preparation including allot my assets and prepare the cash, prepare for the construction loan etc.
3. Look for the lot.

In Edmonton, Almost every new developing subdivision lot is for sale to exclusive builders only, so you may have to look at older area, buy an old house, tear it down and rebuild if you wanna be your own builder.

Thanks a lot, ceramistpalace. I am not in Edmonton. I am from Toronto. There are very few people who build the house in GTA as far as I know. The lot that I am looking for will be either a old house or a vacant land that can be used for the building lot.

哈哈，多伦多的房价和我们这里差不多了。也没有那么可望不可及的。多伦多的消费相对爱屯还是便宜的，尤其是吃饭。

旧的小区25万买下一个detached，推倒建一个两层duplex，每一边可卖38万到40万

Thanks everyone, 衣食住行, 非常兔兔007 and Ken. I am living in Mississauga, the west side of Toronto.
The house price has been increased since 1996, down a little bit only between Oct. last year and March this year. Lots of persons including myself benefit from it. I like Toronto, except that not many people build the houses like Albert. Learn from you, guys.
Ken, could you please share your success story? I think many people are waiting for it and will appreciate it very much.

Happy New Year! Everyone.

I am looking for a lot to build the house now. If I want to buy a vacant land or the old house to tear down, I am thinking of the followings:
Need to know if the lot is fully serviced by the city, if no, how much to get the service?
Need to know the zoning for the land, check with the government planning and development department to know how big the house can be built on this lot. Are there any constraints? such as conservation area or heritage requirement etc.
Need to know the house market of the area. Especially the houses on the same street.
If the old house, need to know the redevelopment requirement. It will be great if already rebuilt on the same street.

What else do I need to know? please advise. Any comments are welcome.

Happy Chinese new year!
My friends and myself are going to work together to do some house development. We have already bought a lot with a old house, the house will be closed in April, we are going to build a new house on it. Any comments and suggestions are welcome.
