关于从builder手里买卖 房子，讨价还价的技巧

前一阵子，朋友买了个1800尺的two-story

价格从41万讲到38万，我觉得很牛了

$ j8 H. x! T: V; J  c( Y今天又有个朋友想买个2000尺的two-story，价格从54万怎么也将不下来，builder（classic lankmark)说最多也就给几千块off。

  h) ?$ }  I3 y. a; R" \: X4 k我出的主意是水屁股走人，他照做了，builder没有拦着他。他还埋怨我的主意懒，我说了去找下个builder看看价格怎么样，但是他还想回去再跟那个builder商量，我觉得只要他回去了，就败下阵来了. 但是他解释每个builder的specs不一样，所以比较起来，apple to apple 很麻烦，他觉得这个builder的specs已经很好了，大约是180每平方尺。

有经验的朋友给出出主意吧。让我挽回面子

8 `0 a6 F) i# w, N' b2 [我知道西南区有个2300英尺，two-story的好房子，才47万5。房子几乎全新的，有很多upgrad。其实比新房更加有价值：房子的装修，landscaping，fencing，车库等等都已经做好了，这等于可以省下一大笔钱。在靠近Ellersille Road北MacEwan小区。 小区环境优雅，治安良好。你带朋友去看看的话，他一定更满意的。

I have an unhappy experience on making offer for a new house. The cost estimate of the sale's person is $490,000. I offered $460,000. The sale person prepared all documents of contract. After I sign all documents, he submitted to the builder (the Owner). The counter offer is $20,000 higher than original cost estimate but implied that $490,000 will be accepted.  I rejected this counter offer and turn to resale market. It appears to me that resale market is good at that time. I can find a good deal with idea location for family.
