We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.# X2 f" T4 g; h; @

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Oversight of day-to-day operating expenditures for the properties.! ^) H7 @& {0 Y0 k8 w" ~
Collection of rents and arrears, including initiating legal action when required.

Preparation of appropriate preventive maintenance plans for assigned properties.
' a9 ^; @$ v4 A( X2 G1 \5 SMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.; t2 t" d6 m! w
Ensuring all properties are in compliance with local building and safety codes.* n( l9 x+ v( g5 k P& s7 L
Sourcing appropriate third-party vendors to provide services to the property as required.
9 {! q% L% d7 B0 Z. OConduct regular inspections of the properties to ensure first-class operations are maintained.
7 s6 t5 S8 G S8 u+ b3 U/ T$ ]6 RPlan and recommend capital improvements that may be required.
6 h0 h! [; X% ^Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.0 M. w' Q, e: |; T, k8 O$ L
