We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
* \' V/ ~: T- @2 DAt least 1-year customer service working experience in Canada
/ x \! Q* b2 i, j8 OClass 5 drivers’ license, r- r) {3 D* `. u

Any experience managing a portfolio of residential properties./ `! U( ~: S/ X/ h w. S
A comprehensive working knowledge of the Alberta Residential Tenancies Act.5 Y* } I" R* u

J9 `" \! G( u sSupervision of contract service providers.

Rent payment follow up
+ I, ` O7 t& N2 HMaintaining regular, clear, and appropriate communication with tenants.

Marketing

Collection of rents and arrears, including initiating legal action when required.
2 ]0 u: F$ b$ `- tMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
; Y1 Q0 G2 c+ n" }% zMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
2 @* K# i7 y/ t" ^2 ?3 p1 IEnsuring all properties are in compliance with local building and safety codes.8 J. G8 f. d5 ] a0 w/ t/ S
Sourcing appropriate third-party vendors to provide services to the property as required.
3 `7 Q) @1 M7 D$ FConduct regular inspections of the properties to ensure first-class operations are maintained.- Q z1 a; A+ t
Plan and recommend capital improvements that may be required.
7 w5 O7 P9 C% s: WEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 J4 k0 f) g) |' e, ?- j4 Y
