As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

A comprehensive working knowledge of the Alberta Residential Tenancies Act.- u& W1 w' t* f3 L1 Q

Supervision of contract service providers.# y& C4 n- g9 v* X
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Collection of rents and arrears, including initiating legal action when required.( c) Y3 u' [ x' b! Z2 S8 ]" Y
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.+ i5 V. |& }1 z0 J" C

9 z2 @* J: j, v( |+ cPreparation of appropriate preventive maintenance plans for assigned properties.+ u. E: J! @9 y; [1 ]+ U: k
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.* n6 X- L" u8 u7 C4 J
Ensuring all properties are in compliance with local building and safety codes.9 P5 B. z# }, l# H. }
Sourcing appropriate third-party vendors to provide services to the property as required.1 H, w8 F+ Q9 z3 P: J Z7 D% @
Conduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.* f! @, _2 v2 k7 J0 Q7 t- `% C3 F$ [, ~
