Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
7 Q$ X. _# g! K+ f: l3 m9 x4 s$ _Class 5 drivers’ license

Preferred& J) ]% r% g3 h- n, u5 ^1 t; |
Any experience managing a portfolio of residential properties.
% y0 n  s3 U8 QA comprehensive working knowledge of the Alberta Residential Tenancies Act.  q+ R) Q" B* g; |

General

Maintaining regular, clear, and appropriate communication with tenants.$ V; {4 ~0 d% E( H2 v0 K0 w

Drive to sites

Financial
7 H0 d3 c4 @3 T( U- F: x$ yReview and approval of monthly financial statements, rent rolls, and revenue reports.
; v0 X' u" l/ V% S: z* TOversight of day-to-day operating expenditures for the properties.
, }5 J0 h/ Q7 \) M+ \Collection of rents and arrears, including initiating legal action when required., `5 U% Z5 v+ z3 R
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. g5 C) i6 L' N- R- F0 C: `  q
) R* D9 G( L$ Q4 c( j  K# d
Maintenance9 s5 t1 |. [2 q
Preparation of appropriate preventive maintenance plans for assigned properties.; s* @9 r, I$ {+ j; o
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# }/ v4 ]7 y2 W1 r: ^% e  YEnsuring all properties are in compliance with local building and safety codes.
8 p/ W7 n+ _7 q* _Sourcing appropriate third-party vendors to provide services to the property as required.
2 j) N# x2 P3 |% OConduct regular inspections of the properties to ensure first-class operations are maintained.8 i/ l( D& T7 j4 v0 \* W
Plan and recommend capital improvements that may be required.' F. ~" c* D  ?& A
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

! m8 p6 b! D! G2 s- {5 KThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
