We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

7 ~8 W: v, P7 a8 w9 PAny experience managing a portfolio of residential properties.

General

Maintaining regular, clear, and appropriate communication with tenants.

Financial

Oversight of day-to-day operating expenditures for the properties.; N/ s( D2 ^1 u
Collection of rents and arrears, including initiating legal action when required., p5 `8 F/ Z( i- c$ ^; T
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy., G, U: t. q5 l. t, {) ]& U
L3 X: e# i) g4 e& e2 z% [Maintenance
5 l0 @0 p2 t- Y7 N' j% e$ N6 B/ y6 gPreparation of appropriate preventive maintenance plans for assigned properties.
* ^; ~% D7 D1 ?6 ?# @Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# N! d0 Q6 e; w9 L6 @Ensuring all properties are in compliance with local building and safety codes.+ ^& \* f& K* @4 `$ s
Sourcing appropriate third-party vendors to provide services to the property as required.
9 [6 u7 g% a8 e+ }6 I: V0 rConduct regular inspections of the properties to ensure first-class operations are maintained.
; P# N/ \3 a9 e# {( N3 TPlan and recommend capital improvements that may be required.+ u# ]+ A) j! P9 V* U6 P
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.8 n. g' e7 u' U+ N: o

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
