As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.7 u* E( \) r% {& _6 u

At least 1-year customer service working experience in Canada9 m, o5 F" f1 c c1 |4 `
Class 5 drivers’ license

Preferred
. {( s+ w7 }4 j$ n: M) `Any experience managing a portfolio of residential properties.1 F+ m, R9 d* I
A comprehensive working knowledge of the Alberta Residential Tenancies Act.! y, d( H/ j4 H1 r

Preparation of thorough monthly reports.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
, |/ X y+ a1 W; ?8 |* FOversight of day-to-day operating expenditures for the properties.
1 p# T3 \' D5 q6 e4 k: ICollection of rents and arrears, including initiating legal action when required.3 n5 Y+ G/ N5 M: E
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance% k6 @1 a( t% r1 H% B. C
Preparation of appropriate preventive maintenance plans for assigned properties.( E! w) [2 X8 O) J
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( E+ s3 \6 P5 S- j; z/ a3 hEnsuring all properties are in compliance with local building and safety codes.
; R6 ~4 T) J) OSourcing appropriate third-party vendors to provide services to the property as required.

Plan and recommend capital improvements that may be required.
