4 \2 n9 ]  D" c$ l$ N& ZWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
+ W$ t. ?0 R5 hAt least 1-year customer service working experience in Canada
0 l9 Z  H' E5 @- w1 d# F$ RClass 5 drivers’ license

Preferred
4 Y) }% @2 X' o2 C+ QAny experience managing a portfolio of residential properties.
, D2 G2 g9 L4 H. }8 g1 e* Q' B) qA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
Supervision of contract service providers.
. v2 Z0 N& B3 |, U: q: ~Preparation of thorough monthly reports.

Financial
Review and approval of monthly financial statements, rent rolls, and revenue reports.
: ?/ X! Q, l$ H# C; QOversight of day-to-day operating expenditures for the properties.
( j/ }! [& a; E; m- \& @9 \/ uCollection of rents and arrears, including initiating legal action when required.
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

5 T. `' n( k! PPreparation of appropriate preventive maintenance plans for assigned properties.
% J0 j5 r" j+ o' C# W& H# lMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
1 p0 p4 {" m, D( u4 |) cConduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
