We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. - ^* X. At least 1-year customer service working experience in Canada4 J$ X7 _, u7 z
Class 5 drivers’ license

5 Y' E/ l8 z9 S+ L2 X. t4 R9 f# `Any experience managing a portfolio of residential properties.

Rent payment follow up

# p  E2 o9 U5 X1 GReview and approval of monthly financial statements, rent rolls, and revenue reports.8 ~" J" q! f* k* q0 a
Oversight of day-to-day operating expenditures for the properties.0 A% a! e5 r9 N9 h8 L& j
Collection of rents and arrears, including initiating legal action when required.# ]& w! }7 F( b# T
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.  q9 A4 X. K& h# ~

Preparation of appropriate preventive maintenance plans for assigned properties.9 W3 N" R# T  N& Z* K: s
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.9 h. \# t4 d- i. E3 m( h2 Y$ _
Ensuring all properties are in compliance with local building and safety codes.  o7 }$ ~8 r  W% V: k+ Y
Sourcing appropriate third-party vendors to provide services to the property as required.2 i0 I  @: r/ j. X* k
Conduct regular inspections of the properties to ensure first-class operations are maintained.
. ^' }7 r; J3 {) aPlan and recommend capital improvements that may be required.
, _4 K  M: `& m/ N5 XEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
