We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. $ W/ D1 L6 G; y* |, m# A

Required:

Any experience managing a portfolio of residential properties.( _' W. I/ i- V$ A
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Rent payment follow up

Financial

Collection of rents and arrears, including initiating legal action when required.
# t7 {; c" d- L. g: Y% hMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
4 C' J0 J) ]) U* n7 w; VPreparation of appropriate preventive maintenance plans for assigned properties.
I9 j- C7 D9 e* vMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- ~( m- t6 v8 k0 ~0 dEnsuring all properties are in compliance with local building and safety codes.
- _, ?$ Y& b: L$ _1 L }8 eSourcing appropriate third-party vendors to provide services to the property as required.! n7 ^- A/ x }' w) }" T
Conduct regular inspections of the properties to ensure first-class operations are maintained.
/ v! u: F6 T8 u! G8 }5 t% _ {Plan and recommend capital improvements that may be required.
4 a7 r7 ? q9 c1 @. kEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
