We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

Any experience managing a portfolio of residential properties.3 y1 r% E: h- v% o2 P
A comprehensive working knowledge of the Alberta Residential Tenancies Act.7 m1 } d2 T* J1 u+ t/ j

Supervision of contract service providers.
V( ~# J4 V. R# V& ~' cPreparation of thorough monthly reports.

Financial
4 X' \- E/ A2 F, QReview and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.
5 l5 W5 O# e" F5 {7 a3 NMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

9 O I" h+ v! f/ t0 J" [Sourcing appropriate third-party vendors to provide services to the property as required.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
