We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. / t0 g% [( w1 N0 y2 O0 \- t1 K( \7 A

Class 5 drivers’ license

Preferred

Review and approval of monthly financial statements, rent rolls, and revenue reports./ Z) H, ?$ Q3 E: L; I" ~
Oversight of day-to-day operating expenditures for the properties.# C% h' W( x2 b- h: R
Collection of rents and arrears, including initiating legal action when required.7 R; a& G+ w3 c
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.+ a; \, R: W6 F6 C

Maintenance% [/ l+ W* o4 T/ Y+ W, D2 @) k
Preparation of appropriate preventive maintenance plans for assigned properties./ h& l+ Q* o3 I4 a" T5 ?5 f, ?7 d
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
! m2 B3 T/ t( V( BEnsuring all properties are in compliance with local building and safety codes.
7 k, `; s8 \3 h+ W5 N" L" _Sourcing appropriate third-party vendors to provide services to the property as required.6 t! v, N% J4 @/ ]" M
Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 z9 {! i& I' p& H  IPlan and recommend capital improvements that may be required.
. h+ u" R/ l, J1 `Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
