As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
- m( x) L+ t2 p7 ]% _At least 1-year customer service working experience in Canada
+ d$ r( C# I7 Y; S! Z" @8 O6 |Class 5 drivers’ license
+ m$ ~6 J% ~6 `, Y
) }. g0 z: S5 f, f7 MPreferred
Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

) O% I9 t* g- M& p: wGeneral
Supervision of contract service providers.
8 M" `& w) |; S) y3 X% Z# g3 jPreparation of thorough monthly reports.
Rent payment follow up

Financial
$ i5 @& I$ p0 S) I5 @- o9 c2 HReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
8 ?( L0 [# I! m  s; S4 s8 d9 n+ [Collection of rents and arrears, including initiating legal action when required.
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

9 @# s2 u  f: Z: i# K% \Preparation of appropriate preventive maintenance plans for assigned properties.

: |( Y: O6 ^" xEnsuring all properties are in compliance with local building and safety codes.
" J  n5 W7 C$ ~* F! {( P1 MSourcing appropriate third-party vendors to provide services to the property as required.
! o7 k" E0 X3 x6 ~Conduct regular inspections of the properties to ensure first-class operations are maintained.
9 Q# k6 x6 p4 ?, B8 h% zPlan and recommend capital improvements that may be required.
  @, T& E0 S6 q6 C8 r$ U: kEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
