Supervision of contract service providers.

Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.2 j% `" L6 v4 r c9 ?0 s- b- B) A

Preparation of appropriate preventive maintenance plans for assigned properties.
/ w2 J# C5 H$ Q7 H- oMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.( @ ]: t$ p8 W4 v9 E2 F
Ensuring all properties are in compliance with local building and safety codes. }, L, U! D8 F1 d1 _
Sourcing appropriate third-party vendors to provide services to the property as required.; R, g' }7 s- Z# T
Conduct regular inspections of the properties to ensure first-class operations are maintained., r. K- _% c' T- o' L( h
Plan and recommend capital improvements that may be required.. m6 D# w2 E6 L( V' _. ?. ?
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.1 @ P% p8 }8 o6 e0 b
