Supervision of contract service providers.

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.
* s: F$ {2 ^2 Y4 d) A1 POversight of day-to-day operating expenditures for the properties.) Q, }: H4 y) ~& Q% e3 M. E
Collection of rents and arrears, including initiating legal action when required.
- W4 Z. `# C$ H7 |2 H' `) SMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
4 R' p# P* r. ]8 EMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
, }: f$ D2 K/ N0 d' a; L' yEnsuring all properties are in compliance with local building and safety codes.: @1 n! b! M* G5 N6 U) w4 u
Sourcing appropriate third-party vendors to provide services to the property as required.
" M8 N/ @; E) l  Y% l1 wConduct regular inspections of the properties to ensure first-class operations are maintained.5 a; V+ S+ j  s6 q2 ~: z) z; s
Plan and recommend capital improvements that may be required.
9 Z8 S' z! r/ _* rEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.& F3 |$ j: d0 w1 K/ n
