Collection of rents and arrears, including initiating legal action when required.7 A8 A+ ~% h; Y
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.6 b! k5 k$ {8 C
Maintenance% s7 v# Q* k* q
+ b$ l" T R/ _$ _" ~Preparation of appropriate preventive maintenance plans for assigned properties.
v- ^4 w* R$ H) pMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
, U5 j1 h% Z0 y/ sEnsuring all properties are in compliance with local building and safety codes.4 h& _8 k( g( A
Sourcing appropriate third-party vendors to provide services to the property as required.
- q' J/ m2 Z/ \, ~Conduct regular inspections of the properties to ensure first-class operations are maintained.. W* r+ J& t0 o S! h- k h6 ]
Plan and recommend capital improvements that may be required.) K! I* w o8 Z% }+ t( C
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
