Financial

! U7 e$ v. t+ OReview and approval of monthly financial statements, rent rolls, and revenue reports.
8 q2 L2 o4 L7 o! E6 C/ p+ y- S8 HOversight of day-to-day operating expenditures for the properties.
+ T$ X( k' ^( T" d2 l7 N# _3 N" VCollection of rents and arrears, including initiating legal action when required.' O' `% }* Z% C N, Q1 J& S
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.$ n+ y* N" P- t/ ~

Preparation of appropriate preventive maintenance plans for assigned properties.
( @: R6 {5 R; EMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
' P' _5 h0 Y$ {. [# {- c- l" A- NEnsuring all properties are in compliance with local building and safety codes.
0 I: x! f( ]: p6 B( x- X; J! oSourcing appropriate third-party vendors to provide services to the property as required.
' V3 Z& w# ?) E' [2 _Conduct regular inspections of the properties to ensure first-class operations are maintained.
' i7 a6 a. P5 I% v* Y1 PPlan and recommend capital improvements that may be required.
8 _. Q! z- M; W$ V/ hEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
" x3 f; Y' C: r* V# L6 b+ DThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
