We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites

3 J: Y& f* u( ?/ o0 d# U; LOversight of day-to-day operating expenditures for the properties.
# u t/ R1 ]3 e5 \6 m6 V; w3 l# J# NCollection of rents and arrears, including initiating legal action when required.! |9 L, { b$ o% D" ]
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. a4 H' @% A8 g3 B( x; p% C! d$ `
Maintenance
' }* s; v2 h" O1 c* ~' w/ i, s% \" }: n, v+ p
Preparation of appropriate preventive maintenance plans for assigned properties.
( A: K/ g1 a* P! fMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# ^" Q' ]4 K3 b* i; `! ]# ]5 KEnsuring all properties are in compliance with local building and safety codes.# T$ Z" R+ S9 P1 g# v5 l
Sourcing appropriate third-party vendors to provide services to the property as required.1 t5 v0 ?0 ?5 l' s7 {2 J
Conduct regular inspections of the properties to ensure first-class operations are maintained.
0 i0 V$ H( X L& A$ k5 @6 dPlan and recommend capital improvements that may be required.
# V( Q$ q& q8 t2 I4 o8 WEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
{& a( \9 s0 P6 R1 s6 {6 TThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
