As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.: J" [3 F; \' ~2 e1 f

Any experience managing a portfolio of residential properties.6 z. @+ U! @4 |: A
A comprehensive working knowledge of the Alberta Residential Tenancies Act.( F- u3 e& G8 I+ O, `- F

Supervision of contract service providers.
1 J0 Z6 G2 K* }( k1 FPreparation of thorough monthly reports.) X6 k& B, _: {/ c7 z
Rent payment follow up
7 r, e3 r3 ^8 a+ n9 D7 P+ K8 F1 \9 rMaintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.' A: h: H7 a" W( ^2 J; f
Oversight of day-to-day operating expenditures for the properties.
- j/ Y* J& X" h% |. i0 u: sCollection of rents and arrears, including initiating legal action when required.# w# W5 T. N' Q& q( ?
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

& P8 ~, J8 l0 P7 k* s, Y3 Q: n. x
Preparation of appropriate preventive maintenance plans for assigned properties.
, q% J+ ?, h3 ^- kMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.; N# @# V8 f+ o: w! }5 @. z
Ensuring all properties are in compliance with local building and safety codes.% k) ?: u( q2 f% P3 o' R5 \
Sourcing appropriate third-party vendors to provide services to the property as required.
1 P' \" P! c% y, ~9 i2 V* s9 KConduct regular inspections of the properties to ensure first-class operations are maintained.
6 p) U7 G9 |8 a# e, {2 ~% \" |Plan and recommend capital improvements that may be required.0 u$ |- a4 \; T; W" H
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
