"Sellers are having a hard time grasping that we are not in early last year's market," said Kristen McNaughton, a Calgary real estate agent.& S1 G" M& ]- J/ F

"In the fall, we definitely saw a dip, and it cooled down to more of a balanced market and that's what needed to happen."

Housing prices soared 38 per cent in Calgary in 2006, with the average price for a single-family home at $396,870. In 2005, prices went up 18 per cent.

9 z; z/ X8 Q0 N! [But as a new year begins, the Calgary Real Estate Board said the vacancy rate in listed houses has reached 33 per cent, while in condos it is at 40 per cent.

McNaughton said sellers with vacant properties may have bought in hopes of reselling, or recently moved to newly built homes. The next two weeks will say a lot about the 2007 market, she said, with sellers either pulling their properties off the market to rent them, or lowering their prices./ O1 ~- l6 w! ?; e
