二手房库存量上升18%，但价格依然强劲

埃德蒙顿5月3日报道：尽管大爱城区房屋库存量增加了18%，但4月份所有住宅的平均价格依然保持在$377,283，比上个月减少了不到1%，比去年增加了不到1%。

4月份大爱城区独立屋平均售价为$439,982，比上一个月的$439,815和去年的$438,641有所增加，独立屋的上市与销售量比去年有所减少，但比上一个月有所增加。

公寓的价格与去年相比下降了不到1%，有可能是与销售量的降低有关，与上一个月相比也下降了1%。公寓的上市与销售量比上个月有所增长，上市量比去年有所增加，销售量比去年有所减少。

独立屋4月份的销售挂牌比为51%，比3月份增长了2%，比去年降低了3%。双拼/联排屋也处于51%的比率，比去年降低了14%，比上一个月增加了2%。公寓依然处于最具有挑战性的卖房种类，有38%的销售挂牌比率，比上一个月增加了2%，但比去年降低了6%。

4月份大爱城区共有1498套房产被售出，比上一个月增加了近10%，但比去年降低了6%，其中有938套为独立屋，比上一个月增加了9%，比去年减少了6%。396套公寓被售出，比上一个月增加了18%，比去年降低了8%。双拼/联排屋有148套被售出，比上一个月增加了3%，比去年增加了7%。

“4月份的新上市量有些许的降低，但库存量依然保持较高”Sedgwick说到“我们期望看到初夏的销售量继续升高，如果下一个月能看到在原本的库存量上有许多新的上市增加，是一件有意思的事情。”

4月份所有住宅在市场的平均上市天数为40天，比去年减少7天，比上一个月减少13天。平均上来看，4月份的独立屋售出天数为35天，公寓为46天，双拼/联排屋为49天。
