房屋达人乱入。这些都是大问题吗？

明天是remove condition的最后一天。今天检查出来的问题，看看大概可以砍多少钱？ report在内

ROOFING
Cracks in the asphalt shingles throughout the whole roof. Monitor fro deterioration, and replace when needed.

EXPOSED FLASHING

Gap noted in the flashing at the peak of the rear lower roof, repair as needed.

外观：

GROUND SLOPE AT FOUNDATION

Anticipate settlement at foundation. Maintain a positive slope away from foundation to prevent possible basement water penetration.
Negatively graded slope toward the foundation visible. This condition does not allow water run-off and contributes to ponding. This condition can cause structural and/or water infiltration problems. Excessive soil/water pressures can actually cause lateral movement of the foundation, a potentially serious concern. Deficiencies must be corrected and suitable drainage conditions must be maintained in order to prevent problems.

内部：

WALLS

Crack in the family room, repair as needed.

WINDOWS

Due to age and condition, some newer caulking has been installed. <br>
All basements and any bedroom should have a window to the exterior suitable and accessible as a fire egress, including operable security bars and adequate space at window wells, if applicable. Recommend checking with local code authorities if any concerns are present.

Identification of failed window seals is not part of a standard inspection; seal failure is not always visible due to temperature variations. As a courtesy only, the inspector will indicate any failures visible during the inspection.

Evidence of prior condensation at sills. Repair and maintain as required.

FRAMED FLOORS 这里就是地面不平。

Deflection of flooring visible both at the main floor and on the second level. Identification of cause/source may not be readily visible or apparent during a standard home inspection due to finish materials and multiple factors which can contribute to floor deflection. Further evaluation is advised.

These are commonly found in older houses, some are minor and least worrisome but the defective floor IMO is one prime deficiency of structure one should worry about; it is not easy to fix and will be costly even it can be done. I have seen floor with tiles crack that runs lengthwise and rise in the middle of the house apparently due to severe settlement/movement of earth and I personally believe this kind of repairs would induce great expense of time/money.

主要是地板不平有些担心，虽然验房师说问题不大。但是我们也看了好些房子了，地板不平还是第一次遇到。主要是和柱子接壤的地方高，周围低。怕是结构问题。
