Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?. p! L" u0 m) C' ^3 t3 p

Lot 46 in Block 3  $207900 (Back yard facing future school zone)

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

1 {, c) ^  B1 i* ^+ E9 q1 k( tIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.

' f' q: P1 e9 o7 {0 r. O44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.( p, ~6 U: D6 K% S

lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:2 _: f- M/ K7 Q5 |: k
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。) J. ?! `4 `/ F9 Q
% H  y! Y# u/ W; P
46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

/ ^9 J# |- ^2 q, D# L/ I6 T1 e$ v6 _+ g  U$ t& ?
房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

$ C& h4 Y* Q' W看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!
- w2 T3 v$ _7 W' S3 p3 Y: }5 a1 i另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
$ G  O0 s: ]) H4 c% b还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
