买大学区的condo,希望大家给个建议

老杨团队,追求完美;客户至上,服务到位!
最近agent给我看了一个一室一厅的Condo,是大学区的,靠近大学区的SAFEWAY,价格在20万,比较旧,但是高层,混凝土结构的,大家觉得这个价格合理吗?7 s6 @( P" D+ v3 F* @
' N" h8 |$ }) ]- a
如果这个价钱合理的话,那我们可能5年之后离开爱民顿,现在担心到时候买不出这个价格。7 `: R# x, j( w+ c
' Z; @: O$ b1 P( E" `' T$ t' T) l

A large inventory of new condominiums could enter the market in 2009. This will put downward pressure on resale condos and average prices are expected to drop about 5%. The average price of a condo in December 2008 was $234,286. Ponde expects that the average price will be $222,500 at the end of 2009.

五年之后还卖不到这个价格,估计没大可能。。。。。。。

你给offer 10万,愿意卖不卖,反正买不成对你只有好处。估计5年后你肯定卖不出20万的价格。; j! i# _9 R0 L1 @! p8 m

再讲讲价。6 F0 w( q2 B9 H- t+ B: b6 C. Y
大家都在等着降价,但估计大学区的房子不会降多少,且20万的房子价格波动不会很大,再算上租房子的钱,还可以的。
- B- R0 U( {+ {# D  K3 i5年后经济应该复苏有些时间了,好卖。

IF THE SAME CONDO CONDITION, YOUR RENT <= 1.5 * (COST OF CAPITAL + MAITAINANCE + CONDO FEE), YOU SHOULD BUY IT.
0 z& n5 u# |0 T1 B" ZBUT IF YOU TAKE IT AS A INVESTMENT, THAT'S ANOTHER SONG. Totally different.
