Like most other industries, holidays and summer fun affect the pace of business. Buyers are taking holidays, as are lenders, appraisers, lawyers and home inspectors. Sellers need to be patient throughout the summer as many potential buyers are delaying their search until the fall.

Real estate agent listing contracts are usually 60-90 days, which should be a signal to private sellers about how long they should expect their property to sell if priced appropriately.
